"ACCOMMODATION With only one owner since it was built, this delightful detached property is an ideal family home.

Set close to the town and backing directly onto Priory Park, the property is offered to the market with no onward chain.

There is a small porch at the front of the house before the property opens to the entrance hall. The lounge is a dual aspect room with a large fireplace with brick surround. Across the hall the dining room sits adjacent to the kitchen with a serving hatch between. At the rear of the house is another good size reception room or additional bedroom and there is also a downstairs W/C. Parquet wood flooring runs through most of the ground floor.

Upstairs a galleried landing provides access to two large double bedrooms both with built in wardrobes. There is a small third bedroom and a family bathroom.

The property requires some modernisation but also provides scope for extension subject to obtaining the necessary consents.

The area offers a wide range of sporting facilities including active rugby, cricket, and tennis clubs. For golfers local courses include Reigate Heath, Betchworth Park, Walton Heath and the RAC Club at Epsom.

Commuting to London from Reigate station takes around 40 minutes into London Bridge or Victoria. Commuting to London is also possible through Redhill mainline station, less than 2 miles away, which offers direct routes into London Bridge and Victoria from 28 minutes, Gatwick airport in 15 minutes, along with routes to a variety of other destinations, whilst The Channel Tunnel is within a 90 minute drive. "
