"LOCATION Nutfield village is located on the main road between Redhill and Bletchingley. Just one mile from the mainline station of South Nutfield or two miles to Redhill with a more comprehensive choice of shops and facilities. The property is in the catchment area for a number of local schools including The Warwick and Royal Alexandra and Albert school and the primary school which is within walking distance.  

DESCRIPTION This family home has been lived in by the current owners for 16 years during which time the whole house has been tastefully modernised and refurbished to a very high standard. An attractive covered porch and part glazed, wood front door lead to the entrance hall with original wood floorboards. The floorboards run through into the cosy, beautifully decorated living room with part leaded light windows to the front and a feature tunnel fireplace with marble mantle and hearth, currently housing a double sided wood burning stove. To the rear of the house is the kitchen/dining room. The kitchen features original red and black tiled floor, free standing wood kitchen units, an enamel sink and drainer with mixer tap, space for a range style cooker with extractor over and a fridge/freezer. There is both a door and window to the side leading to a passage with a log store at one end and a gate to the front at the other. The spacious dining area, again with original wood floorboards, has original built in storage cupboards either side of the fireplace housing the double sided wood burning stove. There are windows to the side. A cloakroom, again features original red and black tiled floor and comprises a w.c., wash hand basin, boiler (new in 2015) and has storage for coats and shoes.
The wooden double winder staircase has a large window to the side providing plenty of natural light. All the internal doors have been painstakingly stripped to expose the raw wood beneath offering a traditional yet contemporary finish. The impressive master bedroom is very spacious with the potential to add an en-suite if desired and has an attractive Victorian fireplace with a cast iron surround incorporating original tiling. A generously sized fitted wardrobe sits in the corner and the double glazed window has views to the front. The second bedroom is almost as spacious with wonderful high ceilings ensuring the same light and airy feel one would expect in a Victorian property of this calibre. The third bedroom with stripped wooden floorboards has an unusual shape and has been cleverly fitted with a bespoke double bed with purpose built storage below. The bathroom, also with original floorboards, has a w.c., wash hand basin, bath with shower over (all newly fitted in 2015) and a Velux window.
In terms of security, the lockable wrought iron gates to the front of the house are lockable and there is a Secom alarm fitted for peace of mind. 

OUTSIDE The property is entered through very attractive, lockable, wrought iron gates and within the grounds are three raised decks large enough for outside dining furniture and a reclaimed York stone patio area. Although the property does not come with allocated parking, there are spaces directly outside the property.
