"LOCATION Situated in a quiet cul-de-sac within three quarters of a mile from Hurst Green train station with its frequent trains to Croydon and London. Hurst Green itself offers a small range of shops. A more comprehensive range of facilities can be found in Oxted which is approximately two and a half miles away. This includes a Waitrose and Morrisons supermarkets, a number of independent retailers, Cinema and Leisure centre with pool. Junction 6 of the M25 is approximately a 4 mile drive away. There is a good selection of schools for all ages in both the state and private sector. 

DESCRIPTION The property is conveniently situated very close to the parking area and a handy bin store sits tidily next to the front door.The welcoming entrance hall has wood effect laminate flooring that continues through to the living area. The well equipped kitchen, with a window to the front, has a range of wall and base units and includes a freestanding slim-line dishwasher, washing machine, oven with electric hob and a tall fridge freezer. Beneath the wall units, there are some thoughtfully and attractively designed spice and pasta cubbies filled with glass storage jars. Another handy feature is a fold away work surface making excellent use of the space available. The large bright living room is neutrally decorated and has been extended within the last 18 months. A handsome electric fireplace with mantle serves this spacious room although there is electric storage heaters fitted throughout the property. The vaulted roof extension offers a sunny dining area with access to the garden.
The bright and airy feel to the house continues upstairs. The landing has access to a boarded, lit and insulated loft with ladder. There is a double bedroom to the rear of the house. The bathroom borrows light through a window made of opaque glass blocks from the bedroom. There is a 'P' shaped bath with mixer tap and shower over, a concealed cistern w.c. and wash hand basin with storage below, along with an electric heated towel rail, tiled floor and part tiled walls. The second double bedroom is to the front of the house and has a deep storage wardrobe and a second deep cupboard housing the hot water tank. 

OUTSIDE The well maintained south facing garden is perfectly formed and bordered with raised wooden planters. Artificial grass leads to a solidly built decked area at the rear of the garden. Communal parking to the front offers ample spaces.
