"Quite simply this house needs to be viewed! Our clients have extended and completely modernised this family home in this popular child friendly road, being within easy walking distance of local shops and the highly regarded Howard of Effingham Secondary School. With today's life style in mind, the house has a very open plan feel, which is evident as soon as you open the front door. From the entrance hall, with its tiled floor and zoned under floor heating, your eyes are immediately drawn through the kitchen/breakfast area to the garden beyond. The main living room, with bay window to the front, has solid wood flooring, built-in book shelves and a feature gas coal effect fireplace with marble hearth and surrounds. The family room, which alternatively could be used as a separate dining room, has double aspect and solid wood floor. The kitchen/breakfast room, again with under floor heating, has a good range of base and eye level units, topped with wood work tops, as well as built-in dishwasher, fridge and freezer and a Rangemaster five burner gas hob with ovens below. From here the utility room has a door to the back garden as well as plumbing for washing machine and dryer. A turning oak staircase leads to the four bedrooms. The master bedroom, with bay window to the front and dressing area, has a wonderful en suite shower being fully tiled with large walk-in shower and 'his' and 'her' sinks. The other three bedrooms, two of which have a vaulted ceiling, have use of the family bathroom, again fully tiled with separate bath and shower and heated towel rail. Finally, for the home worker, our clients have created a separate office/study which is accessed from the rear terrace and is a perfect place to work in peace, away from the main house. All in all, a lovely, bright, family home in this child friendly quiet position."
