Situation
The property is located in a road principally of Victorian properties. There is unrestricted parking in the road. At the top it leads onto Guildford Golf Course and the Merrow Downs with lovely walking areas. The local shopping parade is about ½ a mile away and London Road station (which connects with Waterloo) is approximately 1 mile away. There is easy access with the A3 at nearby Burpham village. The historic Town of Guildford with its wide range of shopping and recreational facilities is approximately 1½ miles.

Description
A traditionally constructed two bedroom semi-detached cottage situated in this sought-after road close to Merrow Downs. To the ground floor the sitting room has retained some character features including a 'living flame' gas fire with decorative surround, a feature bay window to the front, and stripped wood flooring. The dining room has a sash window overlooking the rear, stripped wood flooring and a useful understairs cupboard.
