"Sitting in a quiet and highly regarded location in the heart of Merrow and with the Downs no more than a short stroll along the road this is a very attractive and comfortable Victorian home that is full of character and has a charming feel throughout. Laid out over two floors the accommodation is light and airy and being on the south side of the road it takes full advantage of the sun throughout the day. On the ground floor a delightful, solid wood floor runs through the sitting room and dining room, the former of which has a deep bay window that overlooks the front as well as a very appealing cast iron central fireplace while the dining room on the back is equally well proportioned and overlooks the rear terrace and garden beyond. The kitchen is fitted out with a comprehensive range of wooden units with space for all the usual appliances while a small rear lobby off the kitchen allows for further appliances as well as having a door that leads out onto the terrace and garden. On the back of the house there is a nicely fitted white bathroom with tiled walls and floor. Upstairs the bedrooms are all of a comfortable size with a very pleasing main bedroom on the front, a second attractive double bedroom on the back while the third bedroom leads from here. At the back of the house the garden takes full advantage of its southerly aspect to provide the house with a very pleasing and sunny setting that is predominantly fenced giving the house a good degree of seclusion and privacy. Undoubtedly part of the pleasure of this location is the fact that Guildford's beautiful Downs are no more than a short stroll along the road allowing you to walk out into the miles of open countryside that surround Guildford as a whole. The towns beautiful and historic High Street is also within easy reach with its wide and varied selection of bars, cafes and restaurants as well as its commuter station that runs directly into Waterloo. In short this is a very attractive and extremely well situated home that is ideally placed for both the town and the countryside."
