"A remarkable period home, Grade II listed and located in the heart of this popular Surrey village. With origins in the mid 18th Century and then extended through the 19th and 20th, the property sits in almost 4 acres of land and is a superb reflection of differing architectural styles and materials. Light, well proportioned and now offered for sale with no onward chain, this is an exciting opportunity for a new owner to put their own mark onto a home. Living space is generous and intuitive with wonderful views over the surrounding gardens and village environment. Neutrally presented but now dated and inviting modernisation, the property has plenty of character and architectural features with which to work. There are three principal receptions rooms, a large kitchen with utility and store adjacent on the ground floor and a cellar below. Four well proportioned bedrooms are on the first floor as well as two bathrooms and there is a useful attic space or potential further bedroom space on the second floor.

Situation
Puttenham lies south of The Hog?s Back, between Guildford, Godalming and Farnham. This property is located directly opposite the historic 12th century village church and a short walk to the pub and school. Godalming is within 4.5 miles providing the nearest mainline station, whilst the county town of Guildford is a little over 5 miles away providing outstanding facilities, together with an alternative rail connection to Waterloo in under 40 minutes. A wide choice of schools are in the immediate vicinity including the Royal Grammar School, Guildford High School and Charterhouse in Godalming. There are several golf courses including Puttenham Heath, The West Surrey, Hurtmore, and Hankley. The village is surrounded bymany miles of open countryside including The Pilgrims Way.
