"Situated in a highly convenient location within walking distance of several popular schools, an extended five bedroom detached family home with spacious contemporary designed family accommodation arranged over three floors. The house is located within a mature garden plot with parking, garage and enclosed, landscaped rear garden.

Situation
The property is located in a small no through road in the popular village of Burpham approximately 2 miles east of Guildford Town Centre. The property is particularly well placed for good local schools, including Burpham Primary School, Boxgrove Middle School and George Abbot Secondary School. The position is also very convenient for access to a number of leading independent schools such as Tormead, Guildford High School, Lanesborough and the Royal Grammar School. Recreational facilities in the area include the Sutherland Memorial Park with tennis courts, bowling green, cricket green and children's playground. There is a road connection with the A3 in Burpham, which connects with the M25 orbital motorway within a few minutes' drive.

Bedroom four is a good sized single also with fitted wardrobe.To the second floor there is a good-sized bedroom with a large, fitted walk-in storage cupboard. Velux windows to this room maximise the light and open outlook. This room is ideal as a guest bedroom, Au-Pair's room or older teenager's room. The second room on this floor is currently set-up as a home office, again, with storage cupboards. To the outside of the house is a landscaped rear garden with a paved seating area adjacent to the conservatory. The remainder is laid mainly to level lawn. At the foot of the garden is a further paved seating area with wooden pergola over. The boundaries are enclosed by panelled fencing.
