"This is a well presented three bed detached family home occupying an enviable position in the popular Bargate Wood area of Godalming.
The property is set back from the road and approached over a block paved driveway providing space up to two cars. The house is built in a traditional style with brick elevations under a pitch tiled roof, with a ground floor bay window and integrated single garage.

On entering the house there is a hall with the downstairs WC to the right and the stairs beyond. On the left one comes into the light and airy reception room which leads to the dining room and the kitchen. The dining room over looks the rear garden with the kitchen adjacent to it.      

The kitchen has fitted units, with the sink beneath the window, a large range style cooker, space to accommodate a large fridge and a dishwasher and washing machine under the work surfaces. There is a side door leading to the garden and providing access from the side passage from the front. Subject to planning permission there may be potential to extend the garage and therefore enlarge the kitchen and create a separate utility room.

The first floor accommodation comprises three bedrooms and the family bathroom. The master bedroom is at the rear over looking the garden and has an en-suite shower and WC.
The private rear garden is delightful, being fully enclosed and not over looked. There is a patio area by the house with the garden being mainly laid to lawn with established borders planted with shrubs and bushes.

Godalming main line station is within walking distance, with frequent direct services to London Waterloo and Portsmouth. There is easy access to the A3, at Milford, with the M25 at Cobham providing access to Gatwick and Heathrow airports.

Godalming is a picturesque town with a range of boutique shops, Waitrose and Sainsbury's supermarkets, coffee shops, restaurants and pubs. Guildford, just 5.4 miles away, offers extensive further shopping with many high street names, department stores, a theatre and many other leisure amenities.
