"Tilgate is a four double bedroom chalet bungalow, located in the sought after area of Busbridge. Built in the 1920's the house retains many of its original features such as picture rails and paneled doors. At the front of property there is an in-out drive providing parking for three cars.

Coming through the front door into the hall there is a door to the left which opens into the garage. Directly ahead there is a door which leads out onto the rear patio area. The hallway leads right to all the ground floor accommodation.
There are two double bedrooms over looking the drive, a separate dining room over looking the rear patio area, a kitchen with fitted units and a door leading to a side passage, which extends from the front to the rear of the property.
The family bathroom is situated further along the hallway, with a bath with shower, WC and basin and airing cupboard. The rear reception room has a fireplace in which a log burner has been installed. It has dual aspect windows and double doors lead into a wooden conservatory opening onto the South facing paved patio.
The third bedroom on the ground floor is at the rear overlooking the garden and benefits from fitted wardrobes and a recently refurbished en-suite shower and WC, with a fitted heated towel rail. Upstairs there is a fourth double bedroom, again over looks the garden.
The surprise and potential of this property lies in the extensive loft which runs the length of the property. Subject to the usual planning consents it may be possible to add an additional bedroom and en-suite bathroom.

In addition to being part double glazed and having gas central heating the vendor installed an Hitachi air to air climate control system and solar panels.
