"A well presented four bedroom detached family home located in a quiet cul-de-sac in the popular Busbridge area of Godalming. Having originally been built in the 1960?s, the current owners have made a number of improvements, the most important being the rear extension, to create an open plan kitchen, dining, living area.

The house is set back from the curb and approached by a block-paved drive. The property is entered via a porch leading to the hall. The stairs are on the right hand side and the downstairs WC is off the hall. On your left is the front reception room which is light and airy with a large picture window over-looking the front with a feature stone surround fireplace. Double doors leading into the spacious south-facing ?L? shaped open plan kitchen, dining, living room.

The contemporary solid oak fitted units are topped with emerald black granite work surfaces and there is a range style cooker. The floor of the kitchen area has been surfaced using stone effect tiles while the floor of the dining and sitting area is Karelia oak flooring.
French doors lead onto the rear patio area. Off the kitchen there is a utility room, for the washing machine, tumble dryer and additional storage with a door out to the rear, very useful when coming in from the garden. The boiler is located in the garage. The single integral garage can be accessed from inside the house through the porch.

Upstairs the accommodation comprises of a generous landing off which there are four well proportioned bedrooms and the family bathroom. The current owners have improved the master bedroom by adding an en-suite shower, WC and basin. The family bathroom has a bath, separate shower, basin and WC. The property benefits from being double glazed through out.

Outside the rear garden is south facing and backs onto the local allotments giving a great sense of space and yet retaining its privacy. The garden is mainly laid to lawn with borders of established shrubs and bushes.

Subject to planning permission there may be potential to further extend this property by converting the loft and/or the garage.

Overall this is a versatile family home in a quiet location, situated close to sought after local schools such as Busbridge Church of England Infants and Junior Schools, St Edmunds Catholic primary school. Godalming town centre with its selection of shops and main line station, (Waterloo usually 47 minutes) is one mile distance. Guildford is just four miles to the north and the A3 trunk road at Hurtmore provides access to London and the South Coast with links to Gatwick/Heathrow airports.
