From the reception hall wooden flooring extends through the ground floor into the main sitting room, which is double aspect with doors opening onto the garden and a fireplace with real flame gas fire. The kitchen is fitted with a range of cream painted units with granite work surfaces and a tiled floor. There are four bedrooms, a bathroom and an en suite shower room on the first floor, with two of the bedrooms having distant views across the nearby farmland. Planning has been granted to extend the house as well as convert the loft space to provide larger accommodation if required.

Situation
Fox Dene is a private road in a well established and popular residential area, ideal for families. There are excellent schools in the vicinity both state and private, including St Hilary's, Godalming Sixth Form College, as well as the popular Busbridge schools and Rodborough Secondary school. The surrounding area offers miles of open countryside, ideal for walking or cycling. Godalming is a thriving town about five miles from Guildford and the property is approx. one mile from the town centre, with its excellent range of specialist shops, restaurants and stores, including Waitrose & Sainsbury's. There is a fast train service to Waterloo in around 45 minutes. The A3 at Milford gives access to London and the south coast is just two miles away.
