"This well loved five bedroom family home was built in the 1950's and subsequently extended by the current owners in the late 1980's. We believe there is further potential to extend and expand subject to the usual planning consents. Situated in a no-through close in one of Busbridge's most popular address's, the property is conveniently located for Godalming High Street and station which are less than 0.5 of a mile away. The ground floor space consists of the reception hall, sitting room with an open fire place, and a dining room that leads to the kitchen breakfast area and the conservatory, both having doors to the garden and outside.
On the first floor and completing the accommodation are 5 bedrooms and two bathrooms. Of particular note is the spacious landing with airing cupboard and loft hatch with ladder, providing access to the attic which has been insulated and fully boarded.

Situation
The property is set in a quiet no through road and occupies a very convenient location within Busbridge which is within half a mile of Godalming's High Street and Mainline Station (Waterloo 47 minutes). Busbridge is particularly popular owing to the proximity of several highly regarded Schools including St Hilary's, St Edmunds, Godalming 6th Form College and Rodborough in Milford. Foot paths lead off the lane giving access onto open countryside, with Guildford only approximately five miles away.

Outside
The fabulous garden extends to 0.26 of an acre and the current owners who have lived here for some 30 years and have cared for and meticulously created a space that is both practical and beautiful. There is an allotment/ kitchen garden, fruit trees (including Apple, Plum & Fig), magnolia, a greenhouse and a shed with 3 individual stores. Beyond the allotment is a secluded area with pizza oven and seating where you can enjoy some welcomed shade on warmer days as the garden captures the westerly sun. Closer to the house is a patio and area of lawn perfect for entertaining, a gardeners loo provides power and light too. The single garage/ workshop includes power, light and water suply; two further water suplies are located around the property. The driveway accommodates ample parking for several vehicles and is bordered with mature hedges, plants and flowers.
