"This lovely family home occupies a prime position on a private cul-de-sac in the exclusive Shirley Hill area of Croydon. The accommodation is both bright and airy and comprises of; living room, dining room, third reception/study, an exceptional 'Schuller' fitted kitchen with 'Miele' appliances, five first floor bedrooms, three ensuite bath/shower rooms and a family bathroom. Other features of the property include a 30 x 60 rear garden with a full width patio area, underfloor heating to the kitchen, bath/shower rooms, and downstairs wc. The property also benefits from double garage, double glazing, driveway for off street parking and infra red CCTV.The property was purchased by the current owners just over thirteen years ago and has been a much loved family home every since. ?We used to live in a slightly smaller property that was not far from here,? says Anthony. ?I would say that proximity to our sons? school was our primary motivation for moving, that and the fact that we were starting to feel a little cramped in our old house.? ?We have family in America,? adds Patricia, ?and after each visit we would come home and long for the amount of space that they have. The very first time I walked into this house I felt as if I was in Texas. It was absolutely brilliant. It ticked all the boxes and a great many more. I walked around I can remember thinking how completely perfect it was for us; it was a no brainer.? ?We knew that we needed to do some work internally,? continues Anthony, ?but it had the bare bones and loads of potential.? ?There was a huge, stone-clad fireplace in the living room that went right up to the ceiling,? says Patricia, ?so that definitely had to go, and in the process made what was already a very spacious room feel much bigger. We also put in a lovely new kitchen, new bathrooms, and skimmed and painted all of the walls. It?s now very neutral throughout, very minimalistic, and because the majority of the walls are painted white the whole house is wonderfully light and bright.? ?Even though it?s a very large house, we tend to use all of the space,? says Anthony, ?but one of our favourite places is actually the large landing area.? ?When the children were young we had a TV, video and beanbags up there so we could keep and eye and an ear on what they were watching,? says Patricia. ?We now have large bookshelves and a couple of chairs there, and Anthony and I often just grab a book and sit quietly and read.? ?The garden is also a lovely space,? continues Patricia. ?It had been beautifully landscaped before we bought the house, so we have mainted its condition. We have a couple of patios, one of which makes a wonderful retreat when the sun is at its highest, and the rest of the garden is laid to lawn with beds of shrubs and flowers.? ?During the summer I?d say that we tend to cook and eat outside around two to three times a week,? adds Anthony, ?because it?s just so lovely out there. It backs onto parkland so it?s very peaceful, and because it?s not overlooked it also feels very private.? ?Our location is wonderful,? says Patricia. ?Many people who have lived in the area for years don?t know that this cul-de-sac is here; it?s a real hidden gem. It?s so very quiet and yet we have everything we could possibly want or need practically on our doorstep.?We have all loved this house,? concludes Patricia, ?but our last son is leaving home this Autumn, and it'll be a little bit too big for the two of us; if it wasn't we?d never ever move"FrontCovered porch with fixed and motion sensor lighting, off street parking for three cars, double side access.Entrance HallUnder stairs storage cupboard, stairs to first floor landing, power points.CloakroomWC, hand wash basin, under floor heating, programmer, heated towel rail (will be replaced).Sitting RoomDouble glazed window, double glazed door to patio and garden, three radiators, power points.Family Room/StudyDouble glazed window, radiator, power points.Kitchen Diner & Breakfast RoomRange of fitted Schuller units, ceramic hob, oven, microwave, dish warmer, dishwasher (all Miele) granite work tops, elica 'OM' extractor, power points, door to utility room, door to patio and garden.UtilityWorcester Bosch boiler approximately 3 years old, range of fitted units, pull out ironing board, plumbing for washing machine, vent for tumble dryer, power points.Dining RoomSliding patio doors to patio and garden, radiator, power points.First floor landingAiring cupboard with heating controls, water tank and immersion heater.
