This two bedroom semi-detached home is located in a popular residential road. This older style cottage features an open plan, double aspect loungedining room with an open tread central staircase dividing the two rooms. The kitchen is to the rear of the dining room and is fitted with a range of base and wall units with integrated appliances with a door to outside and a step up to an inner lobbyutility space. This leads through to a rear room that is currently used as a storeworkshop but could be used as a study or breakfast room. On the first floor there are two double bedrooms as well as a large bathroom. The front aspect bedroom 1 benefits from an over stairs cupboard and a fireplace. The rear aspect bedroom two looks over the gardens. The bathroom is fitted with a white suite comprising panel enclosed bath, low level WC and wash basin. There is access to the loft from the landing and the boiler is housed in the loft having been replaced by the current owner. A number of the windows and the front door have also been replaced. The property also offers scope for further extension subject to consent.

Outside, there is a small area of garden to the front which offers scope for parking subject to consent and a number of neighbouring properties have carried out such work. To the rear the gardens are mainly laid to lawn with a number of flower and shrub borders as well as a pond and vegetable areas.

Within walking distance or by direct buses, there are two main train lines making it ideal for commuting including the faster upper Warlingham line. There is the De Stafford Sports and Leisure centre offering a range of facilities and there are a number of golf clubs, Caterham Rugby Club, bowls and cricket clubs locally. The area is surrounded by miles of open countryside including the North Downs which can be accessed nearby as well as Tillingdown Park at the top of the road."
