THE PROPERTY
The house which is not listed dates back to around the late 19th century having been substantially built using local Woolpit white bricks under an ornate clay tiled roof with ornate brickwork chimneys and has been wonderfully extended and improved over the years with the addition of an outstanding kitchen living room which enjoys glorious views over the gardens.

Steps also connect back to the dining room via French doors. On the first floor a galleried landing with leaded windows to the front, with external wrought iron bars gives access to four bedrooms. The large master bedroom suite of which, features west facing sash windows with internal folding shutters and enjoys a luxury en suite bathroom with a freestanding bath, tiled corner double shower enclosure, wall mounted wash basin unit and a wc and a spacious dressing room with sash window bay to the south with internal shutters and built in wardrobes to two walls. Bedroom three also benefits from an en suite shower room and there is a family bathroom.

On the second floor there are a further three bedrooms and a family bathroom.

OUTSIDE
The property is approached through a pair of brick piers with brick walling and wrought iron gate over a gravel driveway which leads to a turning circle at the front of the house. A tree belt woodland area extends long the eastern boundary and although there is a public path through this, the garden enjoys a high degree of privacy.

LOCATION
Broad Oak is well located close to the centre of this popular mid Suffolk village that benefits from a village shop, public house, local primary school, private school and is close to the market town of Stowmarket which offers a good range of everyday facilities, including the well regarded Stowmarket Golf Course and the mainline railway station offers a regular service to London Liverpool Street taking approximately 80 minutes. The village is also conveniently located for easy access to the A14.

More comprehensive facilities are available in the historic cathedral town of Bury St Edmunds, which offers an excellent range of amenities, extensive shopping facilities and a good range of leisure facilities including health clubs, swimming pools and golf clubs. Cultural amenities include the beautiful Georgian Theatre Royal and The Abbey Gardens.
The international airport at Stansted is about 60 miles away and in addition to air services there is an express train service to London.
