We are delighted to offer this spacious detached property built by Brian Sabberton. The accommodation is set over three floors offering five bedrooms, Sitting room, Kitchen, Dining room, Family bathroom, Shower room and Cloakroom. There is also a double garage, carport, off road parking and garden. Located in the popular village of Worlingham.

The Property
One can enter the property either from the ground floor or steps rising to the first floor. The ground floor offers great potential to be converted into a separate annexe if one requires. There are two bedrooms both with dual aspects views and a utility room which could ideally be made into a second kitchen. There is also a shower room comprising white suite. The door off the entrance hall leading to the carport outside.

The first floor gives access to the main part of the house. The sitting room is generous in size and has a large bay window overlooking the front of the property. There is also a large brick fireplace being the main focal point of the room. The kitchen features a range of base and eye level units and benefits from an integrated dishwasher and space for a cooker and fridge. This room opens up into the dining room which has ample space for a large table and chairs and over looks the garden. The property is in Worlingham which has primary and middle schooling, post office, newsagents, pharmacy and hairdresser. A fuller range of amenities can be found in Beccles, which is a busy market town with many shops, restaurants, schools, pubs and supermarkets. A market selling fresh produce is held every Friday in the town, there is a local bus station which runs a regular service to Lowestoft, Norwich and many of the smaller villages around. The town is located on the Waveney River which is a gateway to the Broads network. The train station runs direct to London Liverpool Street via Ipswich, and the unspoilt Suffolk coastline with the beaches of Southwold and Walberswick are within easy driving distance.

Directions
Coming from Beccles town centre turn left onto Ballygate and then left again onto St Marys Road. Continue through the first set of traffic lights over London Road. At the next set of traffic lights turn right onto Ingate and follow the road round onto Lowestoft Road. Continue and The Walnuts is the fourth turning on the right. The property can be found immediately on the left hand side identified by a Musker McIntyre ´For Sale´ board.
