Positioned on a quiet sought-after road in Beccles this end of terrace three bedroom property offers spacious accommodation and benefits from a south-facing courtyard garden to the rear as well as use of an allotment behind the courtyard. The house is in easy access to the town centre as well as the Albert Pye Primary School, a perfect family starter home.

The Property
There is a front door that opens into the sitting room that the current owners do not use, at present they enter through the utility area at the rear of the property. The cosy sitting room boasts an open gas fire place and a window overlooking the front garden and road, a doorway leads to a small lobby with stairs to the first floor and then through to the large dining room which benefits from an understair storage area. The dining room leads through a brick archway into the wide galley style kitchen which has space for a tall fridge-freezer, dishwasher, and electric cooker as well as plenty of work surfaces. A lobby area at the end of the kitchen has a useful storage cupboard for coats and boots and leads to the ground floor bathroom as well as the utility room. The bathroom has a shower above the bath, hand basin and toilet. The utility room is a lean to conservatory room with work surfaces over the tumble dryer and washing machine and space for a chest freezer at the end of the room. The first floor accommodation provides two very generous double bedrooms. A third bedroom off the second is ideal as a dressing room or childs bedroom and houses the airing cupboard that has the boiler in it.

Outside
The front of the property is approached with a walled garden area which is shingled with flowering shrubs for easy maintenance as well as a path leading to the front door. The walled, rear, south-facing, courtyard garden is patioed and can be accessed from the path at the side of the house or the utility room, there is a hot tub, some raised flowerbeds to the rear of the courtyard and plenty of room for outdoor seating. There is a path leading to the other terraces behind the wall of the courtyaed then a garden shed, past the garden shed is a large allotment area that is not owned by the property but is used free of charge which has fruit trees and is mainly laid to lawn. On road parking is available to the front of the property.

Location
The property is located within walking distance to the centre of Beccles, which is a busy market town with many shops, restaurants, schools, pubs and supermarkets. A market selling fresh produce is held every Friday in the town, there is a local bus station which runs a regular service to Lowestoft, Norwich and many of the smaller villages around. The town is located on the Waveney River which is a gateway to the Broads network. The train station runs a link to London Liverpool Street via Ipswich, and the unspoilt Suffolk coastline with the beaches of Southwold and Walberswick are within easy driving distance.

Directions
Leaving the Beccles office turn left at Barclays bank onto Ballygate. At the end of the road turn left onto St Marys Road. Go straight over the first set of traffic lights leading onto Peddars Lane, At the next set of traffic lights turn right onto Ingate and right again onto Fredericks Road. Continue around a right hand bend and the property is situated on your right.
