"This charming four bedroom family home is a short distance from the centre of Eccleshall with all the amenities one would expect of a thriving village. Eccleshall has a growing reputation for supporting independent retailers and small businesses and as such has a vibrant and colourful high street. It is a short distance away from the country town of Stafford, approximately 7 miles to the south with a mainline railway station providing regular intercity services to London, Birmingham and Manchester. Eccleshall has both a well regarded pre-school and primary school, with secondary schooling in nearby Stafford or Stone.

The property is a double fronted, semi-detached home with an attractive oak framed portico at the entrance. Approached from the road by a gravel driveway, the drive extends along the side of the property to a single garage at the rear. The central hallway has stairs to the first floor, sitting room to the right and additional reception room to the left. The sitting room is a lovely space with stripped floorboards and feature log burning stove in an attractive surround. The stripped floorboards continue through the hallway and into the reception room, currently in use as a snug.

This in turn leads into the bright and modern open plan kitchen and dining area with double doors opening out to the paved patio area to the rear. The kitchen has a range of contemporary wall and base units, with integrated oven and hob and a low backed counter top adding to the open feeling of the space. Both the kitchen and dining spaces are unified by large porcelain floor tiles which are carried through to the real hallway and into the guest cloakroom.

Stairs rise from the central hallway at the front of the property to the first floor from where there are four bedrooms, the larger master bedroom to the rear having a range of fitted wardrobes and a smart en-suite shower room with separate shower enclosure. Two of the remaining bedrooms are doubles while the fourth is suitable as a single bedroom or nursery. They are served by the principal bathroom which is fitted with a modern white suite comprising corner bath, wash hand basin and WC.

To the rear of the property, the outbuildings have been renovated and serve as a useful laundry with plumbing for an automatic washing machine and two further stores for logs and garden equipment. The large paved patio area steps up to an additional decked area with hidden sand pit before opening out to a shaped lawn with well stocked borders. The rear of the garden has wonderful views over open farmland.
