"Located in one of the most desirable locations in Eccleshall, this four bedroom detached family home sits at the end of a quiet cul-de-sac with a spacious driveway and two garages offering plentiful parking.

A vestibule porch leads into the central hallway from where the sitting room is off to the right. The spacious sitting room runs the full width of the house with a double glazed bow window overlooking the front garden and sliding French windows to the rear. The addition of a arch has created two distinct spaces while maintaining the airy feel to the room. An open fire in a stone surround and slate hearth adds a focal point to the room.

To the left of the hall is another well proportioned reception room, currently in use as a study, again with a double glazed window overlooking the front garden. At the rear of the hall is another, smaller reception room, also in use as a study, with glass panelling separating the space from the hallway but allowing light to flood in.Their is also a guest cloak room off the hallway with obscured glass window, WC and wash hand basin.

Finally, off the rear of the hallway is the dining room, with glass panelled doors from the hallway and into the kitchen and further double glazed window overlooking the rear garden. The kitchen is a bright space, helped by the white wall and base units and windows to the rear and to the side. It is well appointed with a range of integrated appliances including oven and grill, four ring electric hob with extraction hood over, fridge, dishwasher and sink and drainer.

Beyond the kitchen is a useful utility area with additional wall and base units, stainless sink and drainer and plumbing for an automatic washing machine. The utility room also houses the gas fired central heating boiler. A further internal door leads to the integral single garage with remote controlled roller shutter.

Stairs rise from the hallway to the first floor from where the four bedrooms radiate, the master with it's smart en-suite shower room look over the front of the property while the three other bedrooms are all good sized double rooms. There is a modern shower room off the landing serving the three double bedrooms.

The property is a very spacious family home situated a short distance from the thriving centre of Eccleshall with amenities including an award winning butchers, coffee shop, smart clothes shops, library and doctor's surgery. It's also within easy reach of the country town of Stafford with the regular intercity services from the mainline rail station to London.
