"This charming cottage is located on Eccleshall High Street within the conservation area and close to the vibrant village centre for which Eccleshall is well known. The cottage has a surprisingly large garden which runs down to the Castle Meadows which gives a rare feeling of being in the countryside whilst being so close to all the amenities offered on the High Street.

The living accommodation on the ground floor has been well thought out by the current owner in order to allow a high degree of privacy from passers by and to maximise the internal spaces.

The front door opens from the High Street into a spacious Entrance Hall which has an attractive inglenook fireplace with exposed brick surround, shared with the Dining Room to the right, which also overlooks the front of the property.

As it should be, the Kitchen is at the centre of the home and is fitted with an range of units with integrated appliances. The practical kitchen space opens into the more recent extension to the rear. There is also a useful storage area and a Utility Room off the Kitchen.

The Cottage has been tastefully extended at the rear and has a good sized Sitting Room from where patio doors open to the rear courtyard and garden beyond. Clever design allows light to enter through roof lights in the extended part and the sliding patio doors.

Stairs lead from the sitting room to the first floor landing from wherethere are three good sized bedrooms, a smart family Bathroom and an En Suite Shower Room off the Master Bedroom.

There is pedestrian access from the High Street to the attractive rear garden. The Garden is divided into two distinct but linked areas, the larger of which runs down to the Castle Meadow at the rear. Closest to the property is a gravelled courtyard, an ideal space in which to enjoy the last of the day's sunshine.

The larger, lawned area is home to a summer house and has wonderful views over the meadows. The garden has a feeling of being secluded and is a peaceful haven which could be a million miles from the High Street.
