Morgans are delighted to present this beautiful family home in the heart of Cardiff. It has been renovated and tastefully extended to a high standard by the current owners who have been there for a number of years.

The cosy lounge is warmed by a high efficiency, DEFRA-approved, Burley wood burning stove on a slate hearth, stylishly framed by an oak mantle. The carpets throughout the property are wool loop pile, except for the central dining room, the feature of which is the restored, original 1920s quarry tile floor.

The modern galley kitchen is flooded with light from the two large side windows and the breakfast room beyond the French doors. There is a built-in electric oven and gas hob, with space for fridge freezer, washing machine and dishwasher. Oak worktops are complemented by Shaker style cabinets and a ceramic Belfast sink. Dimmable lighting adds to the ambience of this space.

The breakfast room is a thoughtful extension of the house, benefitting from the morning sun and an uninterrupted view of the garden. The triple-glazed roof windows are set in an enormous wooden frame.

On the first floor there are three double bedrooms and family bathroom. The rear bedroom contains a built-in wardrobe and high level shelves, and overlooks the garden. The bathroom has a white suite with mixer shower tap over the bath and white towel warmer. Middle bedroom is spacious enough for a double or children?s bedroom. The largest, main bedroom spans the front of the property. There are free-standing wardrobes currently in place and plenty of space for a large double bed.

One of the best features of this property is the loft conversion, a generously sized fourth bedroom with modern en suite shower room and WC. There is a built-in wardrobe and attic storage space in the eaves. West-facing Velux windows give rooftop views from the city to Caerphilly Mountain and the dormer conversion on the other side maximises the space, with lots of natural light.

The enclosed private rear garden boasts an Acer tree, flowers and shrubs and a sun-trap patio. The large garage has electric supply, space for a workshop, parking and access to the rear lane.
