Situated in this highly desirable location on the eastern fringes of the village, this attractive and versatile bungalow offers generous accommodation with a light and airy interior, a beautiful south west facing garden and incredible views.

The property is approached to the front via a sweeping private driveway providing ample off street parking and leading to a single garage and car port. On entering the property into the welcoming reception hallway you will find a handy cloakroom and large utility room with plenty of fitted cupboards, there is a useful door to the garage on the left hand side of the hallway as well as a single bedroom which could also be utilised as a home office study. Almost directly in front of you a door leads into a good sized kitchen which is blessed with excellent natural light from its south facing window that overlooks a well groomed side garden, easily accessed via a pedestrian door and covered porch from this room. The kitchen is well fitted with a range of attractive beech coloured units with glazed display cabinets, complimented by a contrasting grey counter top. Within the kitchen are twin eye level ovens and an integrated microwave, five ring gas hob and an integrated dishwasher, along with space for an upright fridge freezer and a lovely breakfast bar for informal dining.

The sitting and dining room combine to create a spacious living space for the family with wonderful dual aspect windows and patio doors leading out to the garden. The views from the sitting room are absolutely incredible with the imperious Mendip Hills rising about the established hedge line bordering the house. This homely room focusses around a stone fireplace with a wooden mantle and is decorated in soft neutral tones. To the rear of the seating area is the dining room area which provides a wonderful space for family meals and activities.

The main bedroom enjoys a great aspect over the garden to the rear and has full length fitted wardrobes to one side, the remaining two bedrooms are great for kids or guest rooms for visitors. SITUATION The North Somerset village of Winscombe was recently placed as the second best place in Britain to raise a family by family investment firm OneFamily survey in 2015 and is nestled in the beautiful Mendip countryside within commuting distance of Bristol. Its atmosphere is one of bustling activity, with a variety of shops, professional offices and community facilities including church, doctor and primary school Winscombe is in the Churchill Academy and Sixth Form Centre catchment area for secondary education, which has recently been awarded Outstanding ; by Ofsted and also benefits from a modern sports complex, and there is also a dry ski slope nearby. Private sector schooling is also close by at Sidcot and the Downs School at Wraxall is within easy reach. Country activities available within the area include horse riding, walking on the Mendips and sailing on Axbridge Reservoir, and there are also several excellent golf courses in the area. The lovely cathedral city of Wells is a drive away, as is the famous beauty spot, Cheddar Gorge. As mentioned, Winscombe is within commuting distance of Bristol but also has good access to the seaside town of Weston super Mare and the M5 at junction 21 to travel north or junction 22 to travel south. There is an international airport at Lulsgate Bristol Airport and access to a mainline railway station at Weston.

DIRECTIONS Travelling along the A38 from Bristol turn right at the traffic lights onto the A371 signposted to Winscombe. Continue down Sidcot Lane and turn right into Belmont Road. Take the first right into Brae Road and the property can be found around the corner on your left hand side.
