SITUATION Courtland Road is a popular road on the north side of Wellington, within easy walking distance of the town centre and the award-winning Wellington Park. Situated between the River Tone and the Blackdown Hills, the town centre offers a wide range of independently run shops and larger stores including Waitrose, whilst the County Town of Taunton, approximately 7 miles to the east, provides a greater range of shops and amenities.
 
The M5 is easily accessible at J26 (Wellington), providing great links to Exeter to the south and Bristol and London to the north and east. There are regular rail services to London Paddington from Taunton and Tiverton Parkway, whilst Bristol and Exeter International Airports provide a number of domestic and international flights. DESCRIPTION Hartleigh is a deceptively spacious Victorian semi-detached townhouse, built in 1860 for George Hunt, a local accountant. Throughout the years many of the original period features have been retained and have been complemented with new materials, including original period fireplaces, strip pine doors, attractive tiled floors, sash windows and improved insulation. The property sits beautifully in a large plot with generous gardens to both the front and rear and benefits from off road parking. ACCOMMODATION A heavy painted wooden door leads through to entrance vestibule with plenty of space for outdoor wear and a quintessentially British tessellated floor, typical of this era. A partly stained glass door with glazed surround leads through to the large reception hall with continuation of the tessellated tiled floor and staircases to the first floor and cellar.
 
The kitchen comprises an extensive range of cupboards and drawers with granite work surface over, tiled splashback and inset one and half bowl sink unit. There is a former fire recess housing a gas Rangemaster cooker.
 
The reception space is particularly light throughout and includes a handsome bay-fronted drawing room and family room, both with exposed wooden floors and attractive arched inglenooks. From the family room double doors open through to the garden room.
The ground floor is supported by some excellent service rooms. Beyond the kitchen is a large utility room housing the boiler, space for laundry appliances, Belfast sink, rear access etc., separate cloakroom and a large storage cupboard. From the hallway steps lead down to the cellar with original brick floor.
 
On the first floor there are two large double bedrooms, both with period fireplaces, and bedroom 3/study. The large family bathroom is very well presented, comprising large deep bath with tiled surround, glazed shower and wash hand basin with vanity unit. On the second floor is a large attic room currently used as a double bedroom with two dormer windows and under eave storage. OUTSIDE The front of the property is approached by a pedestrian gated entrance with an attractive front garden, which is fully enclosed by brick walls and railing, and comprises lawned area with path leading to front door and planted borders.
 
The rear garden is fenced and walled with a paved patio area and large area laid mainly to lawn with various trees and shrubs, including hydrangeas, roses, fig and apple. There is also a useful timber shed. A path leads to the kitchen garden with large asparagus and raspberry beds. The property also benefits from secondary vehicular access off North Street, which leads to a carport beyond the kitchen garden. SERVICES All mains services are connected. Gas fired central heating.
