"Number 9 Kipling Avenue is an attractive Edwardian terraced property that has been updated in recent years. Stylish, modern enhancements complement original features throughout. An interior porch offers a practical entrance to the hall which has hardwood flooring and plenty of under stairs storage. The living room faces the front of the house, its triple bay windows looking towards the hedged front garden. There s a coal effect gas fire and cabinetry built into the alcoves; the quality carpentry here, and throughout the house is by Bath Bespoke. A study music room has shelving and storage, a built in desk and original fireplace. The generous kitchen dining room, fitted in 2018, has ceramic tiled flooring, wooden cabinets and a large, gas range oven hob. The dining area features built in window and banquette seating, and bifold glazed doors that open onto the garden s dining terrace. To the side of the kitchen is the utility room. The first floor features three bedrooms, two with fireplaces and the largest with floor to ceiling wardrobes. A family bathroom with bath and storage under the stairs up to the loft complete this level. The loft has a Velux window front and back, and a cleverly designed shower room behind opaque glazing at one end of the room. There s access to further storage space tucked away in the eaves.
The front of the house has curbside appeal, with a stone wall and pillar, hedge boundary and path to the front door. At the rear, hardwood decking forms a dining terrace adjacent to the house. A step down is onto a lawn with mature shrubs in beds planted either side of the fenced boundary. The double garage serves as both additional storage and parking it can be accessed at the rear of the property.

Kipling Avenue is a quiet, tree lined road in the popular Poets Corner residential area adjacent to Bear Flat on the south side of Bath.
