DETAILS Holmer Lake
Situation
35 Wroxeter Way is situated towards the end of a cul-de-sac and comprises of mainly two and three bedroom properties in varying designs and of similar calibre. Holmer Lake itself is a modern residential area conveniently situated some two miles south of the Telford town centre which offers a wide range of recreational facilities, a shopping centre and includes the town's mainline railway station and connection to J5 of the M54. The Telford Town Park is also within easy reach.

The Property
Briefly comprises of an entrance hallway with useful understairs storage cupboard and tiled flooring which continues through to the galley kitchen. The kitchen has an extensive range of fitted units and incorporates a built-in oven and hob, plumbing for an automatic washing machine and dishwasher and also has a wall mounted central heating boiler. Access from the hall also leads through to the lounge which has laminate flooring, has a doorway with stairs leading off to the first floor landing and a patio door leading out through to the conservatory. On the first floor there is a landing area with loft hatch access point and airing cupboard with three bedrooms off, two of which are double bedrooms and one is single. There is also a lovely refitted bathroom/wc which has a white refitted suite briefly comprising of a jacuzzi P-shaped bath with shower over, vanity wash hand basin and low levelwc, there is also tiling to the floor and a chrome wall mounted heated towel rail.

Outside
To the front of the property there is a double width block paved driveway with gated access leading around to the rear. There is also an integral garage. In the rear garden there is a paved patio area with raised laid lawn, with an inset feature pond area and a brick built barbecue.

From the Telford town centre proceed onto the A442 Queensway (known locally as the Eastern Primary). Come off at the Stirchley Interchange and take the third exit right onto Holmer Farm Road; take the first left into Wroxeter Way and proceed right round Wroxeter Way always proceeding on the right hand side - No 35 is situated towards the end of the cul-de-sac on the right and is indicated by a Nick Tart For Sale board.
