"An important and substantial Grade II listed stone house dating to the late C17th with later additions and offering characterful living accommodation set in private thriving gardens extending to circa 1 Acre.
Property Description 'Stonecroft' is a substantial and important detached Grade II listed house originally dating, we are to believe, to the late C17th. Built in coursed rubble stone with quoins and stone dressings under a Collyweston slate roof with moulded stone end stacks. Having stone coped gables the property is 2.5 storeys and is set within its own private, thriving and typically English gardens that extend to just under One acre. Heavily remodelled, including a major addition in 1891, the house has been the family home of the current owner for the last 30 years hence it is indeed a great honour to be openly marketing this rather special home for the first time in that period.
Enjoying a prime position within this coveted village the property is accessed directly off Digby drive with an established driveway flanked by stone and stocked borders leading to a large private pea gravelled driveway with parking for several vehicles to the North Elevation of the property. The front entrance is to the West Elevation with the rear door to the East Elevation. On the West Elevation the gable end inscribed '1628' is understood to be from another property, most likely from the original North Luffenham Rectory and incorporated in the 1891 alterations. Notably the property boasts a C.F.A Voysey addition ( c1902) to the East ( rear) Elevation.
Internally the accommodation is brimming with character and original features that have been beautifully preserved including extensive oak paneling, feature fireplaces, stone mullion windows, stained glass leaded light windows and a host of further detail which all contribute to the wonderful, unspoilt 'patina' of the property. The accommodation is comfortable, interesting and well balanced with significant scope for the next custodian to inject their own taste and preferences. The generously proportioned rooms are typical of this period and type of property but most importantly this is a 'home' and the warm, inviting ambience, continues throughout. Each room enjoys its own identity and aspect with a different outlook and feel that you could never tire of, a rarity indeed.
Whilst this considerable character has been lovingly preserved the property has benefitted from a number of improvements over recent years including secondary glazing throughout the property, a new flu to the drawing room, a new boiler / heating system in addition to other important items that allow this home to be kept at a year round warm temperature and at a very reasonable expense.
Externally the thriving, mature gardens featuring a mutlitude of speciman trees, shrubs and flowers perfectly compliment the property. Once again a number of features including enclosed stone walling, period wrought iron gates, hidden areas and store combine to provide extensive interest. The gardens enjoy excellent privacy and are a haven for children and the keen gardener. Essentially 'wrapping' around the property the stocked borders provide a variety of interest with shaped lawns. To the West Elevation and accessed from the front of the house, driveway and drawing room there is a patio and outside seating area which enjoys an enclosed lower lawn area with pergola and ideal outside entertaining area. To the East Elevation ( rear) and accessed both from the driveway and rear entrance the delightful rear garden has a small lawned area enclosed by stone wall and gives access to the wonderful studio / hobbies room known as 'The School House'. Both the garden nursery and workshop are accessed from the rear garden in addition to the bike shed and garden store to the side of the same building. Location North Luffenham is a delightful village virtually in the centre of Rutland and ideally located for commuting to a number of centres including Oakham, Uppingham and Stamford, with towns and cities further afield such as Peterborough, Kettering, Corby, Leicester and Melton Mowbray.
