Description

Mount Hall is an extremely handsome Victorian villa, which dates back to 1873 and was for many years the home of Edward Pickmere who as Town Clerk of Liverpool was associated with the building of the Vyrnwy dam. It is constructed of dressed stone, with paired and triplet window frames in red and yellow banded sandstone, under a tiled slate roof. The house is a wonderful family home offering a mix of formal and informal reception space and is perfect for entertaining.

On arrival at the property you are immediately met with fabulous and extensive views. Being elevated, the house takes in all of its surroundings and sits proud within its grounds of about 10 acres.

The imposing front door is surrounded by a sandstone arch and leads into a mosaic tiled vestibule with a door on the left to the glazed orangery a replica of the original 1873 orangery . There is a feature sandstone wall and a door leading outside on to the gardens and driveway. Mimosa, jasmine, citrus and other plants thrive here and it s a perfect place to relax in the sun, especially in the cooler months of the year.

Double doors lead into the grand entrance hall which is "L" shaped with mosaic tiled floor and oak floorboards.

The spacious dining room is high ceilinged with decorative plaster coving and cornice and a large fireplace with black marble surround. There is a south facing bay window and additional windows facing the orangery. It is a perfect room for entertaining on a large scale. The butler s pantry with original glass fronted pitch pine cupboards is nearby and currently serves as a small office.

The library has south and west facing windows, a coved ceiling and custom built hardwood bookcases on three walls. There is a non working fireplace with white marble surround.

The drawing room has a coved ceiling, plaster beams and a fascinating fireplace with a Derbyshire fossil limestone surround. There are floor to ceiling windows either side of double French doors which open on to the raised stone terrace and gardens. The terrace provides a viewpoint for watching croquet matches on the lawn, for scenic views to the west and for dining and entertaining.

Off the entrance hall, is a door into an inner hallway leading into a sitting room with sash windows and a wood burning stove which is currently being used as an integral annex. Within the sitting room is a kitchenette and access to a bedroom and bathroom. A small lobby has a door leading outside to the back of the house. This could work well for multi generational use or for those who are less able bodied. This part of the house was rebuilt in 2000 using the original stone and sandstone.

There is a cloakroom off the inner hallway and stairs leading to the first floor. The breakfast room and kitchen are either side of the mosiac tiled floor and from here a door leads outside to the front of the property. The breakfast room has a slate tiled floor and oil burning stove within the original old range surround. There are built in cupboards and shelves under arched recesses. The kitchen has slate tiled flooring and a number of fitted bespoke, wall and base units, a sink, and a Britannia range cooker with an electric oven and a gas hob. The kitchen offers access into two separate rooms; a boot room with a door leading outside, and a utility and laundry room which has fitted units, a Belfast sink and slate tiled flooring.

There is a further door leading to two large cellars, one of which has the oil fired boiler.

The beautiful staircase glides from the entrance hall to the first floor landing. There is a large ceiling lantern allowing plenty of natural light, decorative plaster coving and cornice, ornamental pillars and oak floorboards.

Three further steps lead to the spacious principal bedroom which has a high ceiling with decorative coving. There is a fireplace with a light grey marble surround and wonderful views through the large window. It has an ensuite bathroom with a built in airing cupboard. There are four further double bedrooms on this floor. Bedroom two is next to the principal bedroom and has windows facing south and west and an adjacent bathroom. Bedroom three is a spacious room with a large window facing west and a balcony.

From bedroom three there is access to an enormous studio and hobby room which is above the annex. This could serve as further bedroom accommodation or as a first floor to the annex below. There is a further separate bathroom with a bath and shower. Bedroom four is a smaller room which makes a delightful children s bedroom. Bedroom five has decorative coving and large window.

There is a staircase leading from here to the second floor where there are five rooms and a bathroom. Beyond the landing bedroom, a hallway leads to two double bedrooms , a smaller bedroom suitable for a child and up two steps, at the very top of the house, a large den sitting room with wooden trusses, an attractive copper surrounded fireplace and of course a view!

Outside

A long tree lined drive provides a secluded setting for the property. On arrival at the house situated at a height of 169 meters you are immediately met with extensive views of the surrounding countryside and distant mountains. From the front of the house, a pathway leads to the large lawn area which is flanked to the south by a shrubbery with rhododendrons, azaleas, magnolia, roses and other flowering shrubs and to the north by rhododendrons, azaleas, and heather.

Beyond the lawn, a pretty woodland walk runs along the edge of a beech wood covered with bluebells in Spring. The path leads to Pear Tree Lane and from here on to Llanfair Caereinion. In addition to some very large beech and oak trees in the woods, a variety of trees have been planted over the years in the field area, including Wellingtonia, Cedar, Horse Chestnut, Hornbeam, Poplar, Rowan, Copper Beech, and Ginko. The wood to the right of the drive is mainly Larch.

The orchard, to the rear of the house, is planted with a number of fruit trees including apple and damson. A charming door leads into the sheltered walled garden which provides ideal conditions for growing a variety of soft fruits and vegetables. There are espalier apple, fig, quince and cherry trees along the walls and a potting shed with a grape vine.

Location

Llanfair Caereinion is also home to the terminus of the Welshpool Light Railway, a popular attraction which runs along the Banwy valley.

Further extensive amenities can be found in the market towns of Newtown & Welshpool, including supermarkets, golf course and leisure centre.

The Welsh coastal resorts of Aberdyfi, Fairbourne and Barmouth are about 40 miles distant and can be reached by car in about an hour. The area is well placed for enjoying country pursuits, with scenic countryside walks and trails, sailing on Lake Vyrnwy and other attractions including Welshpool & Llanfair Light Railway and Powis Castle.

With a network of footpaths, country lanes and bridleways throughout the area, the property is wonderfully positioned for hill walking and riding.
