"THE ACCOMODATION:

Dolphin Quays was constructed in 2004 and is an iconic development sitting on the edge of the worlds second largest natural harbour.

Being the only property located on the seventh floor means the penthouse can benefit from 360 degree, unrestricted, views from various rooms within. When entering the apartment you welcomed by a wide entrance hallway which gives access to the various rooms.

To the left hand side, overlooking the Quay, is the fabulous entertaining living space. Constructed with large windows, high ceilings and sliding doors to the roof terrace means this room sees plenty of light even on the cloudiest of days. Tucked around to the right hand side is the dining and kitchen area. The kitchen has integrated appliances and although open plan still has a feel of separation yet keeping the open flowing feel. Overall this large space is fantastic for for those who wish to entertain. 
Suspended above the living accommodation is the mezzanine balcony which is also a large usable area, perfect for relaxing and enjoying the views of Brownsea Island, this would make a great study area.

Across the corridor is the utility room, and two en-suite bedrooms. The master bedroom has a wonderful Juliet balcony which gives again more views across the other side of the harbour. In addition this large double room comes with built in wardrobes and tiled four piece en-suite bathroom. Bedroom two is of a similar size and has a further four piece en-suite bathroom. The bathrooms are finished to a high quality standard which is in keeping with the rest of the property. 
Further down the hall there is the third bedroom which has fitted furniture and is currently arranged as an office space. This bedroom also is a good sized double and although it doesn't have an en-suite it does have the family bathroom adjacent to it. 

The main difference that this apartment has to many is the size. The high ceilings, the generous amount of windows, the mezzanine balcony and the large roof terrace all add to this properties wow factor and an internal viewing should be arranged to fully appreciate. 

THE LOCATION:
One of the largest natural harbours in the world, Poole Harbour, comprises extensive intertidal flats and saltmarsh, with non-tidal refuges such as Brownsea Island. Unusual tidal patterns and low tidal range coupled with poor flushing characteristics help to preserve the extent of intertidal habitat, and the vast majority of the site is in favourable condition. The site incorporates National Nature Reserves and both RSPB and National Trust manage areas of Poole Harbour. To the south and west, the Purbecks are dominated by heath and grassland, whereas to the north and east the Poole-Bournemouth conurbation includes a major dock in addition to urban development.
Over the years Poole Quay attracts a host of recreational visitors due to both new and old town shopping centre and parades. A wide choice of restaurants bars and even museums claim their place amongst the historical nautical town.
