"THE PROPERTY If you believe all modern property is bland and boring, viewing this house may well change your mind! The sitting room is positioned on the first floor has part vaulted ceiling with a maximum height of 14‘6" with a large mirror that will be included in the sale. A flight of stairs rises to a double bedroom occupying a mezzanine floor at the top of the house. A second double bedroom benefits from fitted furniture and is adjacent to the bathroom. This has been refitted to an exceptionally high standard with a modern white suite and stylishly tiled floor and walls. The enamel bath has an independent shower above

The hall is fitted with a large and practical doormat with a passage leading past the entrance to the garage onto the kitchen breakfast room. Matching floor and wall cabinets are arranged to one end and include an integrated fridge freezer, electric hob and oven with a hood above. These appliances, as well as the wall mounted television will remain. The automatic washing machine in a utility cupboard accessed from the kitchen, along with the tumble drier in the garage will be included in the sale. A pair of French windows opens directly onto the garden. Immediately adjacent to house is a timber deck laid in a chevron pattern with a well-tended lawn beyond. SITUATION Tucked away in a cul-de-sac within Deer Park - an established residential area within 8 miles of a mainline rail service to Oxford and London Paddington from Long Hanborough. (Journey times of 9 and 70 minutes respectively). Witney itself is a thriving market town on the edge of the Cotswolds about 10 miles to the West of the dreaming spires of Oxford. Its location on the banks of the River Windrush led to the manufacture of high quality blankets known the world over until the last mill was closed in 2002. Some manufacturing remains and the town is home to Christy & Co - hat makers since 1773 to people as diverse as the Royal family to Don Corleone in the Godfather films! Much of the town‘s fine architecture reflects the wealth of the woollen trade in its heyday. The rich variety of shops, street cafes, and excellent sporting facilities coupled with higher order services that include a hospital greatly add to the quality of life. Little wonder then that the town was selected by The Sunday Times newspaper (March 2014) as one of the best places to live in Britain!  "
