"Without doubt the best in the development... An ample (over 1,800 sq ft) four double bedroom modern stone house with three receptions including a 29 ft garden room with two sets of bi-fold doors, added post-build. Up-specced comprehensively with new kitchen and bathrooms, nestling in a small development just a few minutes' drive from Oxford. NO CHAIN
Stylish enough for entertaining, large enough for family life, and in such good condition it should require almost no maintenance for years to come. Yarnton is an old Oxfordshire village with roots dating back many hundreds of years, with one notable story being with the dissolution of the monasteries in the 16th Century Henry VIII sold the village to his physician! In recent decades it has grown to accommodate mainly housing for families looking for a quiet location away from towns but with the easiest possible access to them. Oxford is very minutes away by car and Kidlington even closer hence all possible amenities from schools to restaurants and shops are within short distance. Pixey Close is a recently-built, smart development of family houses nestling just off the Cassington Road in Yarnton. Our property is without doubt unique, having been upgraded in so many ways post-build, ranging from a full-width and high-quality conservatory to under floor heating in the new kitchen which also features quartz worktops - even a picture rail system to avoid nailing into walls. It is also one for gadget enthusiasts, with all the AV wiring for TVs etc hidden behind a false wall and even a remote control for the side lights in the sitting room! Entry phone camera systems and a sophisticated provide excellent security too. Few owners ever go to the lengths our clients have in making the house so comfortable and stylish, hence this opportunity is one not to be missed. The entrance hall is reached via a pretty stone porch with an entry system, this sets the standard for the house behind it. The highest quality, tiled floor stretches away ahead. Immaculate painted and exceptionally light, the hallway is wide enough to allow for a bookcase or side table, and ahead the stairs rise away. To the right the cloak room has been up-scaled to include a timber stand with wicker drawer, on top of which is a stylish ceramic sink. At the rear the kitchen/ dining room is elegant and quite some size. One end the dining room space is ample for a table and eight or more chairs quite aside from space for other side cabinets, and as it's double aspect the natural light is excellent. The kitchen area at the other end is equally pleasant. Fully fitted, high quality units with delightful quartz stone tops wrap around three sides and include a double oven and a dishwasher, plus the sink sits in front of a window looking across the lane and shrubs to the front. The space is ample but in addition the utility room to the rear is fitted with a sink and both washing machine and tumble drier. Perhaps the best room in the house is the living room. At around 23 feet long it's a significant space, elegantly finished including subtly patterned walls and cornicing above. With doors and windows to both ends it's a light and positive space, and the fireplace is a one-off item with a beautiful surround. What is less apparent is the electronic devices in the room. Behind the TV the wall is false as this allows all AV wiring etc for satellite/ TV/ DVD etc to be hidden away with just one small panel on the wall for connections. Also, the side light wall sockets are connected to a remote control! As if this room wasn't enough the double doors open into a full-width garden room with two sets of glazed wooden doors opening out to the rear. Overhead the glass panels are tinted so that the room can be used in direct sunlight without getting too warm. Upstairs the theme continues. From the real-leather wall-paper in the hall and landing to the video entry system with screens upstairs and down, thought and care is shown everywhere. The first of four bedrooms is light and stylish, long enough to include a dressing table as well as a large double bed, and a full wall of wardrobes has been fitted. Next door, the en-suite is pristine with full tiling throughout and underfloor heating. The shower is wide with a clear, frameless glass front and two shower outlets, one overhead and another flexible hose and both thermostatically controlled. All three further bedrooms are roomy and well presented, with only the smallest lacking generous storage space. Alongside all, the bathroom has been equally well thought out with tiling throughout and a high quality suite which includes both a shower and a bath, and thoughtful touches include a wall-mounted mirror that spins round to provide significant hidden storage. Also worthy of note is the the airing cupboard as it contains a large and modern pressurised hot water tank. Outside to the front a path to the porch is flanked by lawn to either side with dwarf box hedging behind and various pretty shrubs, plus there is a tree to the left side. Block paving provides two ample off street parking spaces and behind them the garage is a good size and equipped with power. The right side path leads through a gate in the fence to a side passage which doubles as an excellent space to store bins. This opens out to a wide rear garden with a central lawn, to one end a play area with bark base contains a wonderful childrens' play fort and to the other paving provides ample space for outside dining. Further paving provides a path to the garage entry door. Directions 1 mile Kidlington, 4 to Oxford
