"An achingly lovely early Edwardian cottage with four beds and three receptions, in a discreet position just a few minutes' walk from the village centre. All rooms are well proportioned with tall ceilings, and all have large windows overlooking the pretty garden. Early viewing highly recommended. NO CHAIN.
Our vendor affectionately calls this house her 'railway carriage' due to its length. What we see is a charm-laden, handsome facade behind which are large and light rooms. Simply lovely. Kirtlington is a vibrant village with a good community. Locally there is a village school; a shop with Post Office; one pub/ restaurant; a further Johanssens & AA rated hotel/ restaurant, and a fine church dating to Norman times. Within a short distance (c.1 mile) Kirtlington Polo ground and Kirtlington Golf club are further attractions, quite aside from many canal side and woodlands walks nearby. Travel to Oxford, London and Birmingham is straightforward by either road or rail, and there are frequent bus services. The house is classically Edwardian, exhibiting all the best qualities of that time. Large, elegant windows provide great light throughout the house. Well proportioned rooms are easy to use and to furnish. Tall ceilings amplify the feeling of space. Wide, four-panel doors with sturdy lock furniture reinforce the confident style of the era. And the layout is both simple and practical. It will no doubt benefit from some gentle updating in places, primarily the kitchen, but this is a minor comment in the grand scheme of a house we have all coveted for many years prior to having the privilege of marketing! The broad open porch with its stone floor invites you through a large, part-glazed timber front door into the entrance hall. This is a surprisingly large space, instantly welcoming with an elegant staircase to the right, underneath which is a cloak room. Doors to right and left feed off to the accommodation. On the right the living room feels calm and very inviting, with the fireplace the central feature. The large front window provides a wonderful feeling of involvement with the garden. Good natural light from here is joined by the part glazed door and wide window in making it a bright and positive room. Adjacent to it is a conservatory that, unlike many, is a timeless and attractive timber structure, and from here the garden can be enjoyed fully, protected from the weather. The light in this room would suit an artist particularly well as it is North-facing, hence the light is constant. To the left of the hall, a further reception room is currently occupied by a long table with ample room for 10 or more chairs alongside large side cabinets/ dressers. Underfoot, the herringbone parquet is a welcome feature so often lost over time. The fireplace is, unusually, flanked by double doors into the next door reception at the front and a further door to the rear. Beyond these, another reception is slightly smaller. Here, the fireplace has been fitted with a boiler using the chimney, however this could no doubt be reinstated for its original purpose if desired. Adjacent to it the kitchen is long, fitted with units to three sides and a range cooker. Windows to two sides provide good light, and the back door opens to the garden next to the entrance to the shed. Upstairs, the first impression is of a classically Edwardian house. A long corridor links all rooms, with windows at the rear ensuring this is well lit. The master bedroom is sizeable and very attractive, retaining picture rails as well as its original fireplace. Next door, the smallest of the rooms is still capable of being used as a double, not least as the large wardrobes built in negate the need for much other furnishing. Two further doubles are equally attractive, with one also retaining its fireplace. Serving all four, at the end of the corridor is a lovely bathroom, fitted with a timeless suite that includes a roll-top bath situated perfectly for a discreet view over the garden with a glass of something! Here there is also a large airing cupboard. Next door, a separate shower cubicle has been fitted. These two rooms could, we are confident, be reconfigured to provide two fully equipped washing facilities if desired - please ask for more guidance if required. Lastly, the loft above is vast, running the full length of the house and thus providing generous storage. Outside, the driveway is gravelled, the entrance flanked by two pillars and set well away from the road. It is broad hence provides space for four vehicles with ease. A screen of hedge and shrubs separates this from the lawn, with pretty beds on the right that contain a wide array of pretty plants and continues down the right hand boundary; here there is also a terrace. On the left, two conjoined stone sheds provide quite significant storage, and we suspect one or both could be used as valuable home office or hobby space. The lawn broadens out to quite a width, with stepping stones inlaid as the path to the front door. There is also a passage to the left of the house that leads to the log store.
