"A very attractive early Victorian property that has been much improved and extended by the present owners and standing on the edge of this popular village location close to open countryside. Much of the original charm and character has been retained to include oak latched internal doors, exposed beams and a wood burning stove. A particular feature is the open plan kitchen/dining room and the master bedroom suite. The accommodation comprises an entrance hall, cloakroom, lounge with wood burning stove, study, good sized kitchen/dining room, utility room, conservatory, master bedroom with en suite shower room, three further bedrooms and a four piece main bathroom. There are good sized gardens to the rear and a larger than average single garage with workshop behind. Further benefits include oil fired central heating and replacement UPVc double glazed windows. In our opinion village homes of this quality rarely become available for sale and internal viewing would be encouraged.

LOCAL AMENITIES . Within the historic village of Naseby there are two Public Houses, The Fitzgerald Arms and The Royal Oak, a new village store with delicatessen and the Parish Church of All Saints. There is also a W.I. and cricket club. Local schools include Naseby Church of England School with secondary education at the nearby Guilsborough School. The village is some seven miles south of Market Harborough which has further shopping facilities and main line railway station to London St. Pancras and there are road links to the A14 (A1/M1 link). References to schools should not be taken to mean that the schools mentioned have places available. SERVICES Main drainage, water and electricity are connected. Central heating is through radiators from an oil fired boiler which also provides the domestic hot water. There are TV and telephone connections, continuation of which are subject to the usual supplier regulations. (None of these services has been tested).
