"This rarely available stone built two bedroomed village home was constructed by Clayson Country Homes some ten years ago to a high standard and stands in a pleasant cul-de-sac within the heart of the popular village of Moulton. The accommodation includes entrance hall, lounge with stairs to the first floor, kitchen/breakfast room, two bedrooms and a bathroom all complemented by gas radiator central heating. There is a garden to the front of the property and it is offered with no onward chain.

ACCOMMODATION ENTRANCE PORCH Approached by a timber door with a further door leading to:- LOUNGE 16'4 x 11'6 (4.98m x 3.51m) With a leaded sealed unit double glazed window overlooking the front and a feature fireplace with a gas coal effect fire set on a marble hearth, there is plaster cornicing, two wall light points, a dado rail and wood laminate flooring. There are dichroic ceiling spotlights, coving to ceiling, a ceramic tiled floor and a radiator. FIRST FLOOR LANDING With a built-in cupboard housing the hot water cylinder and slatted linen shelving and a radiator. Doors to:- BEDROOM ONE 13'2 x 10'3 (4.01m x 3.12m) With a leaded sealed unit double glazed window to the front, plaster cornicing, wall light points and a radiator. BEDROOM TWO 10'2 x 7'8 (3.10m x 2.34m) With a leaded sealed unit double glazed window to the front and a radiator. BATHROOM Fitted with a suite comprising a bath with shower above, pedestal wash hand basin and low level WC/. There is tiling to water sensitive areas and a radiator. OUTSIDE The property is situated in a small cul-de-sac of similar type properties with a courtyard style front garden and off road parking. HOW TO GET THERE From Northampton town centre proceed in a northerly direction along the Kettering Road passing through Kingsley and Spinney Hill. upon reaching the Lumbertubs roundabout at Boothville turn left into Moulton Way. Proceed along this road and take the second turning on the right into Northampton Lane. Follow this road into the village of Moulton and turn left into Lunchfield Lane, and then immediately first right into Ashby Court. Take the first turning on the right into Ashby Gardens and the property can be found at the top of the cul-de-sac on the right hand side with a For Sale board erected.
