"Superb detached house set in approximately 9 acres on the edge of the village with open countryside views. Approached along a woodland lined drive, the property boasts in excess of 3000 square feet including five reception rooms and five bedrooms providing excellent accommodation for family living whilst requiring some modernisation. Private grounds include woodland, formal gardens and two paddocks, all with stunning views over open countryside. Additionally, there are currently a number of stables, outbuildings and garaging.

SITUATION
The Old Red House is situated on the edge of the sought after conservation village of Pipewell, which is steeped in history dating back to the 12th Century. It is said to be one of the smallest hamlets in Northamptonshire and holds the smallest Church building, known as the Abbey Church of St Mary, which was built in 1881 and the Grade II listed Pipewell Hall built in the 1600's.In nearby Rushton are the popular Thornhill Arms public house, Rushton Hall, a luxury hotel & Spa and English Heritage's Triangular Lodge. There is a local primary school, village hall and cricket club providing a good local community. East Carlton Country Park, just 3 miles north of Pipewell and situated on the edge of the beautiful Welland Valley, provides open parkland walks.There are a number of market towns nearby providing shopping and leisure facilities with Market Harborough of particular note to the west boasting a theatre, supermarkets including Waitrose, as well as a range of boutique shopping, restaurants and bars. More extensive and mainstream amenities can be found in Northampton and Leicester, whilst Corby to the east has an international swimming pool, theatre, multi-screen cinema and Europe's leading skate park Adrenaline Alley. The nearby Kelmarsh Hall and Rockingham Castle are both open to the public with a range of events on throughout the year such as jazz nights, painting workshops, International Horse Trials and Country Shows. As well as the country pursuits that can be enjoyed in the surrounding countryside, the home of Northampton Sailing Club is close by at Pitsford Water for water sports enthusiasts. There is a wide selection of state and independent schooling in the area including the local primary school in Rushton, preparatory schools at Maidwell and Pitsford, together with secondary schooling also available at Pitsford. Several well regarded public schools are close by in Wellingborough, Northampton, Oundle, Uppingham, Oakham and Stamford. Communication links are excellent, with the A14 providing direct access to the M1 which in turn gives access to the M69, M6, M42 and M45. East Midlands Airport is accessed via junction 24 of the M1 with Birmingham Airport via junction 6 of the M42. The East Coast Mainline train service to London St Pancras runs from Corby, Market Harborough and Kettering in approx. 1 hour.

DESCRIPTION
The Old Red House dates back in historical records to 1886 and would currently benefit from some modernisation but is typical of the period with double fronted bay sash windows and feature fireplaces. An abundance of light streams down into the entrance hall from the large sash window on the half landing and several doors lead off. The snug has a cosy feel with dual aspect windows, one of which sits in a large bay and open fire set in the feature fireplace with tiled hearth, this in turn leads through to the sitting room also with feature fireplace and large doors into the garden room/conservatory having double door and views over the garden and open views beyond. Off the hallway is the light and airy living room with windows to two elevations, one being a large bay and at one end a stunning marble and granite fireplace houses an open fire. There is a good size utility room and a further doors lead through to the formal dining room with fireplace and storage cupboard to the side and steps down to the wc. The spacious kitchen has a good range of wooden units housing a double oven, space for appliances and provides a large area for family dining. Doors lead to both the garage and to outside via a small lobby area.The staircase leads up to landing, through an attractive archway to the left are two bedrooms, the furthest of which has windows to three aspects and a range of fitted wardrobes and between the two is a bathroom. There are three further bedrooms which all have fitted wardrobes and enjoy views of the gardens and countryside beyond. The bathroom area comprises a separate wc, cupboards one side and leads through to a bathroom with separate shower.

OUTSIDE
The Old Red House is set in approximately 9 acres comprising woodland to the North, gardens wrapping around to three sides and paddocks to the south and east, leading onto open countryside beyond. The property itself is set back from the road and accessed off the east side of Pipewell Road via a private driveway with mature trees to the North and lawn to each side, ending in an integral tandem garage, parking and turning area. Within the grounds of the house there are a number of outbuildings made up of stables and open bay store/parking areas. There are lawns to the East of the house and interspersed with trees to the west. The stunning southerly aspect with open countryside views can be enjoyed from the patio which flows from the garden room/conservatory.
