SITUATION
The conservation village of Sudborough is one of East Northamptonshire's picturesque villages with it attractive stone and thatched housing stock and benefits from the Church of All Saints which is believed to date from the 13th Century, a village hall and The Vane Arms public house. In the neighbouring village of Brigstock there are a good range of facilities including shops, public houses, a doctor's surgery and a cricket club and the attractive market towns of Thrapston and Oundle are close by and boast many independent boutique shops, cafes and restaurants, as well as a recently opened Waitrose at Oundle.Comprehensive leisure facilities can be found nearby at Corby and include the Corby Cube a wonderful 450 seat theatre, a multi-screen cinema, as well as an Olympic standard swimming pool and leisure facility. Private schooling is a particular feature of the area with several renowned public schools close by at Oundle, Wellingborough, Uppingham, Oakham and Stamford. DESCRIPTION
Round House is a unique and distinctive Grade II listed dwelling dating back to the 17th Century and formerly the home of the late author and wildlife artist Denys Watkin-Pitchford, (alias BB) from 1964 and 1990. Entering through a stone built entrance vestibule into the versatile open plan circular ground floor accommodation which is centred round an exposed vertical timber nonagon with flagstone floor, the property boasts deep window sills, feature fireplaces and central staircase leading to the first floor. The ground floor has three reception zones all having solid wooden flooring, to the right of the entrance door is a snug / study area with window and fireplace and to the left is the sitting area leading into the dining area with stone fireplace, two windows and glazed door with windows to either side leading to the outside seating area. The kitchen has a quarry tiled floor, an extensive range of bespoke oak painted units with Belfast sink, oak work surfaces and a further bespoke storage unit fitted under the dog leg staircase. To the first floor, all rooms lead off the central landing and access to the loft space which, subject to the relevant consents could make a wonderful master suite. The current master bedroom has an en suite, the two further good sized bedrooms and the family bathroom with double shower and freestanding bath make up the first floor accommodation.

OUTSIDE
The property is set behind established hedging, a timber picket fence and five bar gate giving access to the driveway and parking for two cars, this in turn leads to a range of detached brick outbuildings incorporating a garage and stores. Subject to planning consents these lend themselves to conversion to provide an additional annexe/office.The garden is mainly laid to lawn with a circular patio area, flower beds and borders and a variety of established trees including a large mature weeping willow. There is an ornamental pond to the side of the property and the stone pathway leads to the kitchen garden with raised beds and on to a chicken coop through a rear gate with open countryside views beyond.
