"A 3 bedroom semi detached house in the popular village of Helmdon, presented in excellent condition having been refurbished by the present owners in the last twelve months. Replacement UPVC Double Glazed windows are due to be installed on 15th August 2016.

GROUND FLOOR A part glazed entrance door leads to the hall area that has stairs rising to the first floor and a door to the living room. The living room is a duel aspect room which has a brick fire place with a wooden mantle. The dining room is to the front of the property and is open plan to the kitchen which has been refitted with a range of modern units with Oak work surfaces over. There are spaces for a slimline dishwasher, fridge/freezer, and washing machine and an integrated electric oven and induction hob with a hood over. There is a ceramic sink beneath the window with a swan necked mixer tap. The kitchen is open plan to the rear lobby which has a double larder cupboard and an understairs cupboard, a door to the cloakroom and a door to the rear garden. FIRST FLOOR The landing gives access to all adjoining rooms and to the roof space. There is a double storage cupboard and a window to the rear. Bedrooms one and two are both double rooms and to the front of the property. Bedroom one has a double built in wardrobe. The family bathroom has been refitted with a modern white suite comprising a corner shower, bath with a telephone style shower attachment, and a circular hand basin. ATTIC The attic is fully boarded and accessed by a pull down folding wooden ladder and has two Velux roof windows. GARDENS The rear garden is a particular feature being 130 feet long and backing onto fields. The garden is mainly laid to lawn with mature hedges, a pebbled patio area and a decked area. To the rear of the property is a brick build store and a wooden summer house. At he end of the garden is a timber shed, a young willow hedge and fruit cage.
