Welcome to Ratcliffe Street, a superb two bedroom period terraced property, located close to York city centre, with plenty of fantastic amenities close to hand.


Entry into the property is via a traditional entrance hall with exposed original floorboards. There s space for coats and shoes here to create a nice, neat entrance to the house.


From the hallway, you have access to both ground floor reception rooms and the stairs are immediately ahead.


We ll start in the front reception room. Currently used flexibly as office space, this would make the most wonderful dining room. This room is large with high ceilings, and period features and is a superb place to relax and entertain.


Both reception rooms have traditional chimney stacks in place. Both are currently closed off but these could be reinstated quite easily to allow for open fireplaces or wood burning stoves if preferred.


The living room is a similar size to the dining room, again featuring period high ceilings. A large window overlooks the generous garden allowing for plenty of natural light. Adjoining the kitchen, this room has a really sociable feel to it. Storage is provided via a handy under stairs cupboard


The kitchen is modern with a galley style layout offering plenty of room. Lots of storage and worktop space is available with an integrated gas hob and electric oven, integrated dishwasher and additional room for a large fridge freezer. Access is provided to the rear garden via a side UPVC door.


The garden is a real treat for a property this close to York centre. It is a generous size with a mix of lawned area and patio. Two good sized storage outhouses are a fantastic addition to the space.


As we head upstairs, we are immediately greeted by the large family bathroom. It s finished in a traditional style with a bath and shower over, WC and wash basin.


Next, we come to the second bedroom; a good sized double room overlooking the rear garden and with built in storage to the side of the chimney.


The master bedroom is a superb size. It overlooks the front of the property, with plenty of room for a large bed and additional furniture


Externally, the property has gated access at the front with a small front courtyard and the aforementioned rear garden which really is fabulous.


All in all, this is an excellent example of a period terraced property that would make a perfect home for a first time buyer or investor.
