"THREEWAYS Updated, modernised and extended in recent years, this older-style, 1950s detached bungalow is a real gem, with beautifully presented accommodation throughout. The property comprises of a reception hall and inner hallway, sitting room overlooking the landscaped rear garden, adjoining dining room, impressive fitted kitchen with a utility room, two double bedrooms, one with an en-suite shower room and the other with an en-suite cloakroom and there is a further bathroom. To compliment the interior, Threeways has an exceptionally well maintained and deceptively long, landscaped rear garden with ample parking to the front and side of the property leading to the single garage. The property is conveniently situated less than a mile from Holt and a short drive to the north Norfolk coast.
HIGH KELLING High Kelling is a small village near to the Georgian market town of Holt. It is ideally located for access to the North Norfolk coast with its miles of unspoilt coastline. The village has a post office, doctors surgery and a dentist. Holt is one of the most attractive small towns in Norfolk in an area of outstanding natural beauty. The town existed before the Norman invasion but was destroyed by fire in 1708. It had to be rebuilt and we're very lucky that the timing meant that the Georgian style was used. The main street is lined with colour-washed Georgian buildings, many of architectural importance. There are tea and coffee shops, lots of antique and curio shops, food shops and delicatessens, banks, independent shops and, of course, historic Gresham's School founded in 1555. The North Norfolk coast at Blakeney is six miles away due north. There is good sailing, golf, bird-watching and many good beaches nearby. The North Norfolk Steam Railway has its terminus on the outskirts of the town and connects Holt with the seaside resort of Sheringham six miles away. The cathedral city of Norwich is just twenty-six miles distant. From Norwich there are direct trains to London Liverpool Street and Norwich Airport is a convenient worldwide gateway via Schiphol Airport.

OUTSIDE A timber five-bar gate allows access on to a large gravelled parking and turning area directly in front of the property, where there are a variety of established shrubs, plants and bushes inset into deep borders with timber edging and all enclosed by high hedging and panel fencing. The long gravelled driveway continues down the side of the property taking you up to the single timber framed garage. The rear landscaped, extremely well maintained gardens are an absolute delight, which includes a deep paved patio, accessed from the sitting room and utility room and a shingled walkway, which continues around the patio to the other side of the bungalow, where there is gated access back to the front garden. The majority of the diverse garden is laid to lawn with an abundance and variety of established shrubs, plants, bushes and small trees in beds and borders throughout with outside courtesy lighting and a water tap. There are walkways around the vegetable plot next to the timber shed/workshop and garage, both of which have power and lighting, outside courtesy lighting and a water tap. Further walkways take you to the far boundary, where this area is lightly wooded with larger trees, giving you a feeling of great privacy. To the rear of the garage is a further adjoining garden store and located in this area are two timber framed waste compounds. The deceptively large gardens are a real feature of Threeways and can only be appreciated by way of a viewing.
