"We can count on less than one hand the flat developments in Oxton with lifts. We know of no others that have a lift which would take you up to enjoy a view like this flat enjoys. Guaranteed. Better still, from a flat that is considerably roomy given its newness (2007) and one that offers all the creature comforts.....

Come just for the view! But first please back to that view. Centre to the living room are a pair of french doors and Juliette balcony (in other words a pretend balcony) but it gives the right sensation.. and a spectacular view across OCC (Oxton Cricket and Tennis Club) with Wirral greenbelt in the middle ground and the Welsh Hills the the back ground; and of course you'll be able to enjoy another successful Oxton 1st XI season and, between overs, enjoy this panoramic view. Best spot? No 34 stands to the right hand side of the development and benefits from a second window which faces north west. You can see from our mid morning visit how the sun is already brightening up the room. A room which, given you may well be downsizing with ample chunks of big furniture, ought to accommodate both settees and dining table together without feeling cramped. Stand apart The Pavillions stands on the site of the old Bowler Hat Hotel. However this particular flat stands in what we are absolutely sure (not least for the views) is the best block; what was then named Apartment Block C. Not to be confused by the remaining two 'blocks' that are, in the majority, smaller. Good working space We mention this now as we come to the kitchen. A separate kitchen for one - a decent size, for another. A kitchen that has also been added to (above the original specification) with an extra work top and breakfast bar combined. A kitchen with a window behind the sink and where there are both a generous number of units and good lighting. Appliances are included as standard. More Other additions are to be found in the bedrooms with wardrobe furniture to both. The bigger of the two has two sets of robes, a bay window and en suite facilities with surprisingly good elbow room. The main bathroom too is nice and big and fresh. Need to know Of course there's pvc double glazing - in preparation of those southerly winter gales; (changing views comes changing weather) as well as an efficient central heating system. This looks more of a conventional style of radiator and you'd think would therefore be a traditional gas heating system and yet it is, we understand, an economic electric system. There is a double lock to the front door, an electric gated entrance to the development and a specified parking bay for one. The communal area is well lit and friendly - as is the lift to this now vacant second floor apartment. Tenure This property is leasehold with the remainder of a 125 year lease. The current service charge is ?113 monthly and a yearly ground rent of ?150.
