"Position is everything and this semi stands on the rise along Farndon way which is just minutes from Oxton Village, St Saviour's primary and even less to the bus service along Townfield Lane. This is a house that has been extended across the rear to create a third reception area along with a longer, separate kitchen...

Location, location With regards to the position; if you were to have your back to the village and cross over Talbot/Bidston Road into Townfield Lane turning first right takes you to Farndon Way. Classed as Oxton, the road stands apart from the lower end of Townfield Lane and the estate that runs into the Noctorum. In fact carry on up Farndon and passed the detached homes at the top and you'll find yourselves within the leafier and more established parts of Oxton and Noctorum. An invitation to view So having toured the immediate vicinity and agreed with us that the location is particularly good, now it's time to view this recently vacated house. And of course 'vacated' means minimum delays in moving in. Three 'reception' areas Step into the separate hall and into the front living room. This a bright room with two front windows making all the difference to the amount of natural light. You'll notice the smart rich brown carpets too, as well as the polished granite fireplace, centre stage. Separate or combine An opening takes you through what would have been the dining quarters but could just as simply be another part of the living area; maybe more of a space for the children, for through the double glass doors is the extension and what is a more suited dining room. This room has its own access to the kitchen as well as a pair of patio doors to the garden. More space The kitchen extension made all the difference to our clients. It gave more elbow room and when the kids flew the nest, gave space for a table for two. This is another room with two windows as well as a part glazed pvc external door. And here is an appropriate time as ever, before moving to the first floor just to let you know there is an electrical certificate dated April 2016 for the entire house that will give peace of mind. First floor Upstairs and there all three bedrooms come with fitted wardrobe furniture, the main bedroom with a particularly extensive range. The bathroom is to the rear of the house and is in white and has a shower over the bath. Outdoors The frontage is smart and well cared for and there's a drive that takes you along the side of the house and onto the garage. The rear garden is proportionate to the size of the house with half lawn and half patio. Locator We've described the location to you.
