"You judge, but we believe this sits comfortably high within the upper quartile of the best of the very best presented homes for sale. For this house is beautifully dressed, beautifully presented, on top of which it offers a few extra special features...

So before we move on to the overall accommodation that's on offer we can't help ourselves but go straight to those special attractions first, Take the most gorgeous and welcoming of hallways, as a starter. Pass over the black and white terrazzo covered threshold and into this wide space with its oak strip flooring. Meanwhile the open plan living room and formal dining room have handsome bay windows looking out to the most well manicured of gardens. Cat 5 Cable comes as standard. The kitchen comes with sparkled and polished solid granite work tops and a Cannon brushed steel cooker with twin oven, warming pan and grill as well as an integrated dishwasher (and ever useful larder). Up along the most handsome of staircases leads to a similarly charming landing with a selection of smart replacement doors in a contemporary oak style finish. Day to day dining takes place in the morning room, although this room

(with its wood block floor) is more of a dining room size. New room The bathroom and en suite facilities come right out of a luxury five star Four Seasons Hotel. Beautiful, luxurious, stunning. The en suite, once a bedroom, is opulent for size alone. The wardrobe furniture to two of the four double bedrooms is colour co-ordinated, streamline and wall to wall. The double bedroom has storage galore and room enough for a second en suite should you feel it necessary. The landing and front bedrooms have winter views to Liverpool. Features don't stop outside. Note the double opening electric wrought iron gates to the block paved drive and garage with electric door; or the matching pedestrian gate and path between the gardens. And these gardens are magnificent in their presentation with lawns sweeping either side of the front of the house. Whilst over and behind the garage and established natural screening and out of sight is a south west facing patio and ornamental pond - a charming place to while away summer afternoons. So there you have a few aspects and features of this beautiful home to look out for. With regards to the proportions of the rooms and the style of decor, well again it all gets full marks from us. Probably are favourite room in the house is the combined living room space; relaxing, bright with two fantastic bay windows; spacious too. This is a 'through' room with windows looking both east and west - both morning and late afternoon sun is exploited in this room. The kitchen is unusual in its clever vaulted ceiling design. Back upstairs and all bedrooms are, as we have said double in size, all very individual in presentation, all charming, inviting and in top order. Whilst the main bedroom with its Karndeane flooring and mouth watering en suite is clearly very special, the top bedroom is truly gorgeous. So this takes the Most Favourite Bedroom Award, for us. Good luck to the new owner in agreeing who takes residency in either of these two rooms.. Locator It's probably rather obvious that we've absolutely fallen for this house. It ticks an awful lot of boxes from a presentational point of view, from a family accommodation point of view and from a shear comfort point of view. Last thing to mention then is the perfect spot for schools with St Anselm's opposite; Redcourt, BHSA and Birkenhead School all literally around the corner.
