"Over the last 12 years BAO have sold the majority of house types on this estate but none of this type - probably because a) there were few built, b) owners who bought as new have stayed put..and we can understand why.

Best of the best For this 3 bedroomed detached house stands on what must be one of the largest plots on this estate here. More than that, there are a few striking differences to this perfectly presented home. First we'd point out the front entrance - not unique in it's traditional pillared and canopy style but nevertheless a nice touch and design.
The hall is central to the house and once again has a traditional turned staircase. The cloakroom is quite a size and across the hall the front living room has a particularly attractive fireplace and bay window. More room There is a completely separate dining room and the added bonus here is that through the patio doors is an impressive conservatory - an extra entertaining room if you will, with its own patio doors and radiator. So often homeowners squeeze a conservatory onto the house and lose that important garden space. Here that wasn't even a consideration given this homeowner enjoys probably one of the biggest garden plots on this estate for a three bedroomed detached house. From both here and from the kitchen you can step out into this much larger than expected garden. The kitchen is a good shape and comprises plenty of cream high gloss units with a smart oak effect work top. Brushed steel cooking appliances, integrated fridge freezer and washing machine are of course, included. First floor Upstairs and there is more very comfortable accommodation. (Loft has ladder access). The main bedroom is the owner's favourite and we can see why - it almost feels like a separate 'wing'- with an entrance that has a turn in the bedroom opposite to which are smart and newly tiled en suite facilities whilst to the other built in wardrobes - and only then do you open into the main bedroom. Very comfortable The second double also has wardrobes whilst the third bedroom is a really good size for a third bedroom whilst the bathroom is another gorgeous room. Big and also smartly and newly tiled and decorated, walls and floors to match. Best of both... Back to the kitchen and the view here. This captures all that's different about about No.39: to one side you have the conservatory, to the other the garage wall and in between one of two patios. This then opens to the main garden which is wide and runs behind the garage quite a bit too. To the bottom of the garden there's the second patio, decked and placed to capture the later, afternoon sun. Then finally there is the garage. Question: Why don't they build garages this size more often? Gentlemen you will be green with envy! Until you move in, of course... Tenure The property is leasehold with a ?60 per annum ground rent. You will have an option to buy the freehold if you prefer - however the lease is a 999 year lease from just a few years ago. Check out the details with your solicitor before exchanging contracts. Locator No.39 is on the left hand side of the road around about half way along Hogarth Drive. For sat nav: CH43 9HA.
