"Here we have a semi detached three bedroomed house, all bedrooms are of a good size. On the ground floor, the entrance hall, two reception rooms and the kitchen, upstairs the lovely bathroom and those three quite surprising bedrooms. The property benefits from gas fired central heating together with double glazing. The gardens to the back are particularly well sized and the front garden is easy to manage. The garage is well proportioned too. With this property a little cosmetic rather than structural activity would be a good move. Accommodation as follows;

ENTRANCE HALL There is a u.P.V.C double glazed front door to the hall. In the hallway a laminate floor, coving to the ceiling a central heating radiator, a spelled staircase and a little understairs cupboard and the meter cabinet. SITTING ROOM 3.91m x 3.12m

(12'10' x 10'3') This room is to the front with a u.P.V.C double glazed walk in bay window, there is coving to the ceiling, a fluted mantle with an inset living flame effect electric fire. A central heating radiator. LIVING ROOM 4.95m x 3.05m

(16'3' x 10') This is the middle room on the ground floor. The doors connecting both the kitchen at one side and the entrance hall and the other sitting room on the other. It is a good size living area with a u.P.V.C double glazed window to the gardens and a further double glazed window at a high level on the side. There is coving to the ceiling a central heating radiator, a polished mantle with a conglomerate marble hearth and backing and inset living flame style coal effect gas fire. Further useful storage in a cupboard in the corner. It is a good family room. KITCHEN 3.35m x 1.88m

(11' x 6'2') Upon a tiled floor, the units in a beech style to the base and wall. Coved tops and valances to the wall units, post form worktops and tiled reveals over the base unit. An inset white sink unit and chrome mixer tap, an integrated four ring gas hob the electric oven below and above the filter. There is a wall mounted central heating boiler, plumbing for a washing machine space for a fridge, a double glazed window to the garden and a double glazed door to the drive. LANDING Up the stairs to the landing with a spelled balustrade a u.P.V.C double glazed window to the side, a loft entrance with a pull down ladder here. BATHROOM The bathroom is very attractive it is a contemporary suite of paneled bath with a plumbed shower above, the wash hand basin and close coupled WC both cabinatised. The suite is in white. The walls are nicely tiled, there is a laminate floor, a double glazed window an air vent, a loft entrance and a toweling radiator. BEDROOM ONE 3.86m x 3.12m

(12'8' x 10'3') This bedroom to the front with a u.P.V.C double glazed bay window, a central heating radiator, a ceiling light/fan, for those warm summer nights. BEDROOM TWO 3.10m x 3.05m

(10'2' x 10') This bedroom to the back. There is a u.P.V.C double glazed window looking into the garden, an airing cupboard with a lagged cylinder and shelving and a central heating radiator. BEDROOM THREE 5.56m x 1.88m

(18'3' x 6'2') This is the long room, originally perhaps it would have been a smaller room but it has been extended over the kitchen so it is really quite a surprising size for a third bedroom. Two u.P.V.C double glazed windows here, two central heating radiators. GARAGE There is a good sized detached garage of concrete sectional construction at the end of the driveway. GARDENS The back garden is largely laid to lawn, it has mature borders, small concreted area behind the property then behind the garage a nice patio area which must enjoy a great deal of sun. This mature garden is fenced. The front garden is walled and gated to the driveway then the garden is really simply a neat and shingled area for ease of maintenance."
