"The Manor is a fine, Grade II listed family house, set within private and mature grounds of approximately 2.6 acres STS , on the edge of the village of Withern, just 9 miles from the charming market town of Louth. Retaining a wealth of original features, the property has been sympathetically renovated and extended by the current owners to create an elegant and practical home.

The accommodation, in excess of 3,200 sq.ft., includes a grand entrance hall, a superb 29ft. kitchen, dining room with bi folding doors to the rear terrace and three well appointed reception rooms. The ground floor guest bedroom has an en suite shower room and adjoining dressing room which could also be a further bedroom, ideal for additional guests. First floor accommodation includes an impressive master bedroom with a luxurious en suite bathroom, two further generous bedrooms and a large family bathroom.

The property, accessed via a sweeping gravel driveway with ample parking, is surrounded by beautifully landscaped, mature gardens featuring formal lawns, established borders and mature trees. The Manor is a very special place which we have taken great pride in renovating. We wanted to sympathetically refurbish this historic property, yet ensure it was suited to modern day living.

We gained planning consent to change the former stables into a ground floor guest suite which has been a super place for friends and family to stay. There is a sunny dual aspect bedroom with en suite shower room and adjoining dressing room which has also been a handy 5th bedroom for guests staying with children. This space is very much part of the house but has the benefit of access from the rear door so could be made more separate if needed.

We replaced the kitchen with a beautiful solid wood kitchen from a well respected, local company Murdoch of Troon and installed triple bi folding doors which beautifully connects this family space with the rear terrace and gardens.

We are spoilt for choice with reception rooms which are all very versatile; the drawing room is a wonderfully welcoming room to entertain in, with panelled walls and a stunning open fire. We currently use the beautiful sunny room opposite the kitchen as a family room as that suits our lifestyle but it would also make a superb formal dining room.

It is a very practical house to live in, with a separate utility room, boot room and study with useful storage throughout. The heating is very flexible with oil, electric and open fires which can all be used at different times of the year efficiently. We also added practical touches to the renovation such as PIR motioned lights in the boot room which is a great help when you arrive on a dark evening!

The gardens are truly special, to the rear of the garden we have a huge terrace where we have established a simple parterre garden, with gravel paths and a three tier fountain as the central focus amongst the box hedging. There is space for everything and everyone, we have formal lawns and a terrace to entertain on, fruit trees, vegetable patches, a green house, play areas for the children and we are surrounded by beautiful mature trees and hedges.

The paddock land and 37ft brick barn would be ideal for a family with an interest in horses or livestock or subject to planning permission could be converted for a range of uses. We added the pergola and terrace area to the gable end facing the garden, which is peaceful, sunny spot.


The Manor is a wonderful family home and our children have been lucky to enjoy everything from picnics in the gardens, happy days picking blackberries and sloes and warm evenings stargazing up at the huge Lincolnshire sky.
