"** SOUTH FACING REAR GARDEN ** Situated on a good sized plot in a highly sought after area in a quiet cul-de-sac, this well presented four bedroom house has the benefit of gas central heating and double glazing. The accommodation comprises in brief, entrance hall, cloakroom WC, lounge, dining room and kitchen with pantry. On the first floor are four bedrooms, bathroom and separate WC. There is a block paved driveway leading to a single garage and a south facing rear garden. Viewings highly recommended.

Vendor Interview
Built in 1971 by Denmans, we were the second owners of the property when we bought the house around 8 years ago in 2005. The previous owner had not done a great deal to the house but we loved the south facing garden and how quiet the road was. We have changed the bathroom, added a new fire place, added extra sockets and re-wired the lighting as well as a new consumer unit, changed all the carpets and recently the flooring in the hallway and kitchen. Due to the south facing garden and all the sun that it attracts, the rear of the house has had nearly all the windows replaced. When asked by Newton Fallowell what made us buy the house, myself and my wife would both comment that the garden was lovely, the house very spacious, light and airy, in particular the lounge with its dual aspect. Melton town centre and the train station are within walking distance also the open countryside and we have found the location of the house brilliant. If we could pick the house up and take it with us we would, however, due to relocating with work the property is now for sale. The Council tax band is E.
