"An opportunity to purchase a traditional bay fronted three bedroom semi detached family home occupying a pleasant position on the sought after Goodes Lane in Syston. The property itself requires some minor cosmetic improvement and benefits from gas fired central heating and is double glazed. The accommodation is entered via a front door into an entrance hall which has laminate flooring and stairs off to the first floor with useful understairs storage area and a doorway through to a further inner hallway which has ceramic tiled flooring and incorporates a low level WC with a wash hand basin, heated towel rail and a wall mounted boiler. The lounge has a bay window overlooking the front elevation and a picture rail and a television aerial point. The kitchen/diner has partially tiled flooring with some base and wall units with roll edge work surfaces over with a one and a half bowl sink with drainer, mixer tap and tiled splashbacks, space for a fridge freezer, plumbing for washing machine, extractor hood, inset spotlights to the ceiling with French doors that lead onto a lean-to conservatory which has ceramic tiled flooring with fitted seats with patio doors to the side and rear. The first floor landing has a window to the side and gives way to three well proportioned bedrooms, bedroom one having a six door built in wardrobe with a dresser unit, bedroom two also having a four door built in wardrobe with additional storage over. The bathroom is fully tiled with a suite comprising bath with electric shower over, low level WC, pedestal wash hand basin and airing cupboard housing the water tank. Outside to the front of the property is a driveway providing off road parking, inset flower borders and side gated access to the rear. To the rear of the property is well established with mature garden with patio seating area, shaped lawn with well stocked and established inset borders and is fenced and enclosed to boundaries. Directions Leaving our Syston office turn right onto Melton Road, proceed along for approximately half a mile, eventually turning left onto Goodes Lane where the property can be easily identified on the right hand side as advertised by our for sale board."
