DESCRIPTION .....

originally built for the employees of Everards Brewery in the 1930’s, this house has recently been extended and would be a perfect home for anyone wanting to live in an attractive village with easy access to major transport routes.

LOCATION....

Take the Ratcliffe on the Wreake turn off the A46 and within a couple of minutes turn at the church into the aptly named Church Lane, a quiet friendly cul-de-sac bordered by fields.

ENTER THE HOUSE....

Step through an authentic 1930’s front door with glazed panelling into the original monochrome tiled entrance hall. Ahead a flight of stairs lead to the bedrooms or open the door to the left which leads into a cosy sitting room with a wood burner nestled into the fireplace. The calm, restful room is tastefully decorated in neutral tones. 

MOVE THROUGH...

Towards the back of the house, open the door and step into a bright, sun filled contemporary living space. Sun rays pour from the lantern style roof light and through the large bifold doors which frame the pretty garden. 

This is the perfect space for eating, playing, cooking and entertaining. The current owners love chatting with friends who relax in the comfy sofa whilst they prepare supper.  When the food is ready, it’s time to eat at the spacious dining table.

Potter down the garden past mature shrubs and you will spy a large timber shed and another patio. This sun trap is the ideal place for a  BBQ and evening drinks. As well as a small fruit and veg patch the rest of the garden is currently used to house a trampoline and swing set. 

Beyond the garden picturesque fields stretch away and every now and then a beautiful bovine face will appear to say ‘hello’!

UPSTAIRS....

at the top of the carpeted stairs a small window lights the landing and provides the perfect spot for your favourite picture or curio.

The front double bedroom has a fitted wardrobe, useful storage for an uncluttered space. The second double bedroom over looks the garden and fields, a truly restful outlook.

A smaller third bedroom would make a cosy guest room or could be a peaceful home office.

Finally a bright, white, recently refitted bathroom has a free standing roll top bath as well as a walk in shower. A little oasis of calm, a space to unwind in your own candlelit haven. 

AROUND AND ABOUT.....

Ratcliffe on the Wreake allows an easy commute to Leicester, Nottingham, Melton Mowbray and Loughborough. The northwest Leicester bypass means fast access to the M1.

Ratcliffe is a vibrant community with events organised at the village hall and the church, including a teddy bears picnic, wine tasting and an annual summer fayre. Public footpaths lead in all directions for gentle country walks or more strenuous hiking further afield. The village of Thrussington is a short walk away with its two pubs, a tearoom/deli and an outstanding village school.

NEAREST STATIONS - Sileby (2 miles) and Syston ( 3.5 miles) both with trains to Leicester, Loughborough and Nottingham. 

NEAREST SHOPS - 1.5 miles away Thrussington village store sells local produce including meat, eggs and Hambleton Bakery bread. Sileby has two small supermarkets. The nearest post office is at East Goscote (1.5 miles) and for bigger shops Thurmaston Shopping Centre has a huge Asda, M&S Simply Food as well as TK Max, Boots, Outfit and JJB Sport and is under a 10 minutes drive away.
