"Fed up of looking at the same old boring 2 bed terraced houses? Well here's something a little bit different for you! This property has some real character to it, with a couple of unusual features and it also has some potential within so come on inside...

If you are a first time buyer then this is an opportunity to own a property that stands out from the crowd and for Landlords this is a very marketable property to tenants. Ok, so it needs a little bit of work on the decor - but you will want to put your own stamp on the place anyway won't you? The galleried staircase that leads down into the Front Room lends a little grandeur to a smaller property and the same goes for the grand fireplace in the Lounge. These are not your standard terraced property features! Then there is the extended kitchen, gallery style but long, with plenty of room for storage and even a small table or breakfast bar.

So briefly, the property consists of 2 sizeable reception rooms; the Front Room with its galleried staircase and the Lounge with feature fireplace, a large galley style kitchen with room for a table or breakfast bar. Upstairs there are 2 good sized bedrooms and a sizeable, interesting wooden cladded bathroom complete with a brand new bathroom suite and an electric shower over the bath. Outside there is a small private courtyard but also a long, long Rear Garden ideal for wearing out the dog or the kids ...or both. And finally there is the opportunity to go up in the world! The height and space in the loft would easily allow conversion into a 3rd bedroom

(or man cave!) and the layout of the landing allows for a return on the staircase into the loft - this will add future value to this property.

The property is double glazed throughout and benefits from gas central heating. There is a shared side access point and a path that runs behind the property between the house and the garden to allow the neighbours (2) access to the rear of their properties. This is not visible from within the house due to the Courtyard which is fenced and gated. Equally, the Rear Garden could easily be gated off.

Ideally situated within a mile of Hinckley Town Centre which offers a regular market, a vast array of shops and restaurants and the exciting new ยฃ80 million cinema and retail complex, The Crescent. The current regeneration of Hinckley Town Centre also includes a brand new Leisure Centre due to open in Spring 2016. Hinckley railway station with its links to Leicester, Birmingham and beyond is just a short 6 minute drive or 20 minute walk away.

There are a number of green open spaces in Hinckley; Hollycroft Park, Clarendon Park and Argents Mead are all within a mile and just 2 miles away you will find Burbage Common and Woods - 200 acres of semi natural woodland and unspoilt grassland. Hinckley also boasts an excellent Golf Club and Marina.
