This attractive four bed semi-detached property is an excellent example of its type, having been thoughtfully extended to create a most spacious home which is just perfect for raising a family. The property has impressive credentials for a family home, as not only does it afford in excess of 1,870 square feet of accommodation, but also boasts a large rear garden which is an absolute delight, and will no doubt score very highly with the younger members of the family or equally any green-fingered buyers amongst us.

The property is situated in the desirable locality of Whitley, but a short drive from the bustling town centre of Wigan with its eclectic range of bars and restaurants, as well as an abundance of high street stores. Excellent schooling is provided for at all levels, and the close proximity to the M6 motorway ensures that one is able to commute easily throughout the North-West.

The property itself has a well laid out, flowing floorplan with a pleasing arrangement of living spaces which are both well-proportioned and well presented, whilst a most homely ambiance pervades throughout, ensuring that this home really does feel like it has a soul, an enviable quality which is hard to replicate simply through the use of decor, fixtures and fittings. One enters the property via a glazed hardwood entrance porch and into the welcoming reception hallway with its spindled staircase to the first floor and convenient cloakroom/WC – always handy when one has visitors or young children in the household – and there is an immediate sense of warmth, a feeling which only increases as one proceeds through into the first of two spacious reception rooms, a sitting room, located to the front of the property, which has a lovely cottage-style feel, aided in no small part by the lovely feature brick-built fireplace with inset solid-fuel burner, conjuring images of cosy Winter nights in front of a roaring fire. The main lounge is situated to the rear of the property and is wonderfully spacious at 22’ in length and flooded with light via the large picture window overlooking the rear garden. The fabulous open plan kitchen/breakfast room is located just next door and feels like a real hub of the home, decorated in an ‘arts and crafts’ style, which is very en vogue, creating a wonderfully bright and appealing space. The kitchen area is comprehensively fitted with a range of wall and base units in cream with complimentary laminated work surfaces and equipped with a range of integrated appliances, including Range-style cooker, fridge/freezer and dishwasher, whilst there is also a handy utility room in which to keep the laundry out of sight of unexpected visitors. One proceeds to the first floor, where one discovers four bedrooms – three sizeable doubles and a good-sized single – including the fabulous master suite, which at 26’ in length can accommodate a dressing room, which is sure to score highly with the lady of the house, or perhaps a private seating area, and it is from here where one can access the sun terrace, a most welcome surprise, which stretches the full width of the rear of the property and provides a real haven for relaxation or simply to survey the fabulous rear garden. Back inside, the family bathroom completes the accommodation, fitted with a three piece suite comprising of pedestal wash hand basin, WC and corner bath with overhead shower.

Externally, the paved driveway provides off-road parking facilities and gives access to the integral single garage, whilst to the rear the marvellous garden is a real treat, being of a particular good size, mainly laid to lawn with mature planted trees and shrubs to the borders, and boasting a paved patio which just yearns for the family barbeques, when the weather allows. Viewing of this beautiful home is highly recommended.
